a bad name? So how do I deal with a renter that stuck me for $1000K. Yes I have a signed lease. He is an american in this country as a quest. He just got up and moved to a new rental a few miles away. The utility bill is in my attorney’s name. Cheat a Tco out of money. I thought this was a no no also?
I can’t even notify his new landlord to beware?

Surely your lawyer, especially if the utilities in in his name, must be able to ‘warn the new landlord’ or do ‘something’.
If you lodge a complaint and file a ’denuncia' against him, he will not be allowed to leave the country.

You can’t leave it at that, crfinca. How does one file a denuncia?

And what are the costs? And what exposure does one have to a counteraction against slander and libel?

Have you ever heard of a deposit in advance? Were you that hard up for a tenant that you let him move in without a deposit? Improper previous planning on your part has created a problem – on your part.

Cheat a Tico out of money is a “no no?” (let me get out my violin). Do you live here? Everybody cheats everybody if you allow them to. Cheating knows no ethnic limits.

Look. Live and Learn. Why did he move? Obviously he wasn’t afraid of losing his deposit. Oh and he was an American! Obviously they don’t cheat…

Wake up and smell the cafe con leche my man. You need to review your rental policies.

Anyone can file a ’denuncia' by going to the courthouse in San José and tell them, you wish to lay a charge against this particular individual. A lawyer is not needed, but would be easier.
We did this when one of the ‘investment houses’ folded. We were told, that ‘ …the person involved would not be permitted to leave the country while involved in any court proceedings’.
As to ‘…a counteraction against slander and libel’, I would think, so don’t ask me to prove this point, that if you have a signed lease, that should help protect you. And, I would also think, that an American ‘guest/visitor’ here, is less likely to proceed with a counteraction.
But, as I mentioned in my prior response, surely the lawyer can do something, since the utilities are now his responsibilities.

Thanks for your suggestion. At $550 a month rent yes I did get a deposit of 1 month. That is what I kept for breaking the lease. My management team that gets a % should have been watching the utilities. My attorney did put the electric in his name as a favor to me so I can’t stick him we are a Team.

Slander and libel laws being treated as a criminal matter in Costa Rica DON’T mean you have to keep your mouth shut. The TRUTH and FACT still mean something, even here! If you’re right and the guy is wrong…. go for it!

Didn’t Paragon use the threat of criminal (for libel and slander) action against all those that dared to say a bad word about them for year while they FLEECED everyone that bought into their scheme? Seems those that challenged them were on the right side of reality and, unless I’m mistaken, not one of them is in jail for bad mouthing them!
