We have a property 1 km north of the airport right on the road leading from the Sansa terminal. Specifically, we’re less than 100 mtrs from the Bimbo bread factory. Currently it is walled, gated, has a 225 mtr2 bodega, and and upper office area. It has had many uses, it has been used as a restaurant (the “bodega” area was the dining area (it still has the kitchen attached), a pool hall, storage, and most recently it was used for a family business.
We don’t know what to do with the place. Its location makes it ideal for a business that needs to be close to the airport, but we’ve been looking at converting the space to rentals as well. I have had no luck in doing a comparative rent analysis, as it is pretty unique, and I don’t know what its best use would even be, or what level of improvements I would need to make. What sort of improvements can I expect the business to make, and where would the best place be to find these business owners. Are their commercial brokers in the area who would work on somehthing this small? Any ideas?
I think it would be very difficult for us to think of what you should focus on without having seen this “pretty unique” property.
As for “commercial brokers” – I really don’t believe that there are too many that focus only on “commercial” – they like to diversify and get involved in anything…
May be a case of doing your own homework and advertising it yourself.
