    I’ve looked at the search and the realtor section (https://www.welovecostarica.com/public/department40.cfm), and still need to ask…

    I want to sell some property I own in Playa Hermosa (by Jaco). I have “friends” in the area that have come to me with a 3rd party offer. They say a 10% commission is SOP, and I’ve heard others in the area use that figure.

    Of course, to me that number is not realistic. Is there a standard commission rate I would expect to pay if I was working with a realtor? What is that %? My corporation owns the land and my lawyer would handle the details.

    In my experience, the 10% sales commission might be applicable in very remote areas where the real estate agent would have to travel all day with his client to get there and back. Then I could understand 10% as being a just reward but not in Jaco!

    I agree that a 10% sales commission for Jaco is not at all “realistic” and that your “friends” may not be that friendly!

    The Jaco area is booming, the amount of new construction is incredible and there are plenty of brokers fighting for business and at the end of the day – it’s your property and you call the shots!

    You want to pay 5% commission fine! That’s the agreement you sign and if you want to step it up for more attention, perhaps 7%?

    And you need to make sure you understand EXACTLY what additional professional services this broker will perform for their additional percentage and GET IT ALL IN WRITING.

    I just came accross your “Help-U-Sell Your Home in Costa Rica” URL. Do you accept listings for property – land with no structure? I have power/water and paved driveway to the “deck.”
