I need information regarding the last 3 digits of the flio real number. Should they be 000, 001? If more than one person has the “rights” to the property, should I avoid purchase? To clarify this, I have looked at properties with the last 3 digits being anywhere from 004-016. It sounds to me like a large property was divided and each person has a share or a “right” to the divided portions.

Allready it sounds like you are in over your head, you need a reliable lawyer to check out the property. I am a newbie and pretty inexperienced at buying real estate in Costa Rica, but without knowing who has “rights” and why, I would run a mile from the deal. Find someone who can research the property title before you commit to purchase, the money spent now could save you heartache later. Just for your info – the folio #’s on our properties end in -000.

You are asking for legal advice here when it comes to your ‘rights’ and I’m not sure if we have any attorneys spending too much time here in the forum Christine.
Having more than one person can certainly make negotiating the price difficult, I have a friend who I have been consulting with and he is trying to buy a large plot of land owned by seven family members and they have been fighting amongst themselves for over a year… But maybe your situation will be completely different and evry easy.
The ‘Folio Real’ number should be a 6 digit number follow by a dash and three digits like I.E= 000.000-000
