First, many thanks for the quick feedback.
Is a title search necessary for Ocean Whispers condos or other reputable condos? Do we need to hire a lawyer to do the appropriate title research etc…. or is the due diligence more a concern for land, property sold by owner etc….
What would be due diligences steps for a condo projects, if any?

Kmen: I would never buy a property, land, home or condo, without have a reputable attorney do a title search. You owe it to yourself to make sure the title is free of liens, encumbrances, etc before deciding to purchase. Now, buying title insurance, that is one thing I wouldn’t recommend as Stewart Title and most other major title insurance companies have too many exceptions to make it worth my while. If buying from a developer, make sure that everything is on the up and up (which I think Scott has checked that out already) and that they have the financial backing to finish what they start! Contact first american title insurance,they insure for issues that are not recorded in the industry unlike the others that is one of themajor exceptions. They are the best of all title companies and you can sleep at night and not become one of the horrible stories.
