This message is for fellow Country Club condo owners. Starting this month Avalon is beginning to collect the condo fees. The problem is they are collecting the full amount even though the complex is still under construction. None of the amenities we are supposedly paying for are available for use. The pools are not ready. The walking trails and putting green are not ready. The phones lines are not available. As a result I am paying only $90.00 of the $130.00 fee. Ant other feeling about this out there?
Another related question. I am a first floor unit owner. Avalon is charging only the first floor units for the lawn upkeep. Is this normal practice in CR?December 16, 2007 at 2:58 pm #188627AndrewKeymasterWe will look into this for you… There are 24 hour security guards at Avalon, they obviously already have a lot off staff in maintaining the lake and the grounds surrounding it but yes! The swimming pool and some of the walking tails are not yet finished.
I do not think your second comment regarding “only the first floor units for the lawn upkeep” is correct, it’s my understanding that everyone pays fees that contribute to the lawn upkeep etc., for everyone to enjoy but please tell me why you think that?

We would normally know these kinds of answers about a project but since they are just completing this, we are not familiar with how the fees are applied.

No swimming pools, no telephones, no tennis courts, no gym, no trails, no clubhouse, no ranchos, entrance still unfinished, etc. only a lot of dust, noise and construction workers. I would think that a developer would budget enough money to cover their operating expenses and maintenance costs for at least 6 months and not have to depend on the few condo owners who have moved in to cover expenses that are not yet in place. Yes, we should be paying for water, Cable TV, security and part of the maintenace, but why wasn’t this pro-rated.

I have insisted on a written response from Avalon so that there are no ‘complicaciones’ but the principals Alberto & Cesar are traveling so nothing will be ‘official’ until they return in the New Year.
We have been assured by their staff that they understand your concerns and this will be resolved in the first week of January.

January 13, 2008 at 2:17 pm #188633AndrewKeymasterSorry ‘donbuc’ we have had a series of medical emergencies in our home first with one person breaking their arm and then – what are the odds of this? – My lady fell and broke her arm in three places on Monday and then had seven screws and a plate inserted but she came out of the hospital on Wednesday so with that and few sleepless nights I have been very distracted.
Alberto is back and we have got a verbal answer to your questions but I want to be able to give you a formal written response for you.

Mayra has recovered from her surgery and the complication afterwards and is now working ‘nearly’ normally so hopefully we’ll have this sorted for you soon.. I appreciate that this is important to you…

La administracaión del Condominio Avalon Country cuenta con servcio de mantenimiento, limpieza para las áreas comunes del condominio, esto incluye áreas verdes y el lago,para esto se cobra una cuota mensual por cada apartamento, la cual varía según el área que mide el apartamento, además si el apartamento cuenta con jardín paga un adicional de 22 dólares para darle mantenimiento al área de jardín de cada apartamento, además por cada parqueo se cobra 3 dólares para limpieza y mantenimiento de los parqueos. De la couta de mantenimiento también se pagan gastos de eléctricidad de áreas comunes como pasillos de edificios y luces de zonas verdes; se cubre también 21 dolares por cada apartamento para pago de cable tica. Por eso el aporte de cada condomino con la cuota designada, es muy importante para nosotros, porque de esta manera hacemos frente a todos estos gastos que el condominio demanda.”
