Did anyone hear about drastic increases in the cost of construction? My project was estimated to be around 26 million colones by my architect. The actual construction bid came to about 25 millions. The Colegio estimated the project to be almost 50 million colones. That’s almost double of what the actual cost is!!! We were told that the Colegio implemented some drastic system changes last week, so many customers are complaining now. They recommended that our architect submits a complaint to the central office. Has anyone done that already? What are our chances of success?

There are certainly many steps being taken so that Costa Rica collects the income and property taxes that they should be collecting and this may be part of that process although I can not confirm this reaches to the Colegio level.
Having said that, your 25,000,000 colones home bid is only about US$44,250 – Are you building a very small home?

WeLoveCostaRica.comFebruary 24, 2009 at 4:24 pm #195135juliabMemberExactly! The costs did come down, both materials AND labour now, so it doesn’t make much sense why the tazacion( estimated value) came so high. Scott, if you remember, what was the tazacion for your mountain home?
P.S> yes, it’s a very small project, plus we take care of all the materials (chasing them, choosing, paying, bringing). That’s why it’s slightly cheaper in our case.

Or perhaps they’re looking to increase all the other fees associated with building. Not really sure why they could be so far off! Perhaps they’re taking a few pages from the playbook government has been using in the US!!!
They started with the “new” much higher fees on concession properties… and now… they’ll be TELLING you what your home will cost before you even build it… charging fees at that rate… and taxing you at that rate even if the project comes in cheaper. But with the cost of this house… I’m not even sure the most recent real estate tax plan would touch this project. Get an attorney and challenge the valuation!
February 25, 2009 at 1:08 am #195139grb1063MemberIt seems a way for the A & E’s to increase their % fees by inflating construction costs. Get at least 3 bids like an insurance copany in the states would require and you would have documented consensus. That is an 800 SF house @ $55/SF???
