Do you guys have a list of Realtors who are leegally wporking in Costa RIca?
I have been conversing with a few REaltors who have hemmed and hahawed when I ask them if they are working here leegally so I am guessing they are not doing it by the book and I am not working with somebody who is braking the law and working without the right legal papers

I know all of these people personally, I have checked their references personally and trust them implicitly. We haven’t been let down so far and hopefully never will…
There are many others who are also very professional and trustworthy who are working here legally but…
The MAJORITY of non-Costa Ricans working in Costa Rica in real estate sales are working here ILLEGALLY so you should certainly be careful with who you work with and, you have every right to ask them for their ID…

They do often volunteer that information but it’s not required.
And I can just imagine the reaction you would get from a Realtor in the USA if you asked him those questions…

As you know Realtor is a trade mark, so if these agents are really realtor’s they will be members of the United States National members of Realtors.2nd I think you just answered my first question to not assume that the agents you recommend are legal.
They should give you that information since you are recommending them to VIP members. That information would tell you if they are Legal or not. Personally when I was selling real estate in the U.S. I would be very open to matters such as that as to give creditability to myself if anyone asked.But really no problems because the buyer really is the one that makes the decision to work with a legal agent or not.:)
Personally I would ask those questions and if they were not I would not work with them because it is fueling the Perpetual Tourist syn drum:roll:.

since “legal” is the focus term here. how do you go about verifying if the agents that split commissions with you are legal or not??
do you go on their word???

Does being legitimately qualified to call oneself a Realtor in the United States have anything whatsoever to do with being legitimately qualified to work and / or sell property in C.R.?
I realize this is something of a rhetorical question, but given the preponderance of so-called ‘Realtors’ advertising in C.R. I’d like to know what people think.
July 17, 2010 at 10:43 pm #201632DavidCMurrayParticipantThe term “Realtor” is a trademark owned by the National Association of Realtors in the United States (and maybe Canada). Use of it is legally limited to their members, each of whom must also be a member of the affiliated local realty association. There is a qualification process separate from state licensure. Among other things, U.S. Realtors are subject to ongoing training requirements and also to a code of ethics.
Because the local realty associations control access to the Multiple Listing Service, it is in the interest of real estate agents (the generic term) to join the national and local associations and become “Realtors”.
I think I know that there is a fledgling board of realty in Costa Rica, but membership is small and they have no licensure or other enforcement power. There is no [i]collegio[/i] as there is for architects and other professionals. Since there is no Multiple Listing Service or the like, there doesn’t appear to be much incentive for someone selling real estate to join this organization.
The term “Realtor” has become so widely used in the U.S. that it has become synonymous with “real estate agent” in much the same way that “Jello” is synonymous with “gelatin” and “Kleenex” with “facial tissue. In Costa Rica, even if one is a member of either the Costa Rican association or the U.S. association, I can’t see that the distinction means very much.

by description and the physical definition of the actions I witnessed,or the phone conversation at Baglemans or the net cafe’s.the “realtor”,loud talkin and makin himself out to be somebody.then A friend had A big house for sale on the mountain.when someone wanted to see it with the “real agents” I again witnessed some delibrate lying and conning.
and this site over the years has testamented A gazillion problems presented by purchasers.
yeah,doing some leg work or due diligance is in order.sadly it’s hard to discern the lie from the truth.at some point with the effort you trust,only to be let down.
it’s a result of little to no regulating.

There are No laws regarding this. I can sell you my house if I wanted to. Get a lawyer, find a bi-lingual Tico/Tica. Proceed with caution. Do your homework. We had a great local person who found us a place to buy at a good price, but a dirty “lawyer”. Had to go back and re-do all paperwork. Recommendations from people with experience( someone who has gone through the process with great results are the only ones to really listen to. Opinions are like butt holes…..

his name came up on this site aways back and he was regarded highly.Tico,never had any issues or anything.
as to what I posted,it’s what I saw.or heard,not imagined or got second hand.
while I lived there I often saw people in dire straights.sent them to my friend and he cleared up many many bad things for people.
