Costa Rica Land Prices West of San Jose – December 2007
He was a tall, elegantly dressed and successful looking middle aged Tico who was clearly upset about increasing land prices: “Eet ees bool-sheet, dees peeple ees bool-sheet art-eests!”
But where there is high demand, the prices will rise and land around San Jose is most definitely in demand by Costa Ricans, foreigners looking for a place to live and retire and now, after the Free Trade Agreement approval – more foreign business people from Europe and the far east are exploring the viability of real estate development, and others are establishing operations here to access the North American market…
As an example, in the area west of San Jose there is a huge difference in the prices being charged for land depending on the location, the facilities available and the views:
Land prices in the Los Reyes area goes for around $100 per square meter whereas, with Corteza Amarilla asking $150. Hacienda del Sol at $208, Villa Real is at $245 and Lindora and Valle del Sol are at around $300 per square meter.

No matter what type of market we are talking about there’s always a bull market somewhere and although I am not at liberty to divulge more at this moment, the amount of new development that we will see in and around the capital of Costa Rica, San Jose over the next few years, and the dollar amounts that are being discussed are like nothing this country has ever seen before.
For the most part, I remain extremely bullish about Costa Rica real estate.
