Costa Rica Beach Real Estate – Caca Mar
This is not attractive news!
But I am writing it anyhow because we are receiving more and more requests for ocean front property… People looking for small lots in some quaint little fishing village for US$50,000 and under.
When we explain to them that we have a waiting list of 100+ clients that would jump on something like that so fast it would make your head spin, they point to advertisements for places like Playa Azul and Bahia Mar.
Yes! It it does exist… “If” you want to be next to the outlet of the river where much of the sewage from San Jose is deposited, in a bay where there is not always a strong enough current to carry it away.
The problem is that Murphy’s Law states that the day you visit those beaches, they look fairly clean and quite beautiful. But then you come back a week later and find the beach completely trashed… Literally! Toilet paper, eggshells, bottles and other garbage just like the stuff you dump out of your kitchen everyday – floating around in the water, strewn on the beach.
The water itself smells of trash. The Ticos call this area “caca mar.” “Caca” means excrement and “mar” means ocean! We don’t need to paint any more picture for you… Once again, it’s another case of “if it sounds too good to be true, it probably is.”
Unfortunately this is a problem in many areas of the US too for example; “During one week in May 2004, more than ten billion gallons of raw sewage and stormwater were dumped into the Great Lakes by the cities of Milwaukee and Detroit through Combined Sewer Overflows (CSOs). ”
So we can’t just pick on developing countries like Costa Rica but we do need to be aware of what’s out there..
Just for reference, the closest thing we can think of to a “little fishing village” is Brazilito in Guanacaste and you can expect to pay at least $100 per square meter. So for 1,000 square meters (10,760 square feet) of land you would pay around US$100,000. The cheapest decent beach property we know of costs around $30 a meter.
In my case, my clients pay me a fee for my advice so why don’t they take it? The Gulf of Nicoya on the Puntarenas side, from Playa Agujas north past Puntarenas is polluted by the Tarcoles River, the Tempisque River and Puntarenas.
I have experienced first hand the filth on the beaches and water in Puntarenas, Playa BahiaMar, and Punto Morales. I have been told by friends about Playa Azul (the one near Puntarenas not the one in Guanacaste) and Playa Agujas.
