Visiting Costa Rica during the rainy season can be less fun due to the few hours of rain each day. This may dampen your ability to fully enjoy Costa Rica’s many attractions.

However, for the serious real estate hunter, September and October can bring sunny deals. The rainy season goes by many names in Costa Rica; the low season for tourism, the slow season for real estate, and the green season for the optimist. For the real estate buyer, you can call it a “Buyer’s Market”.

More and more people are beginning to discover Costa Rica. This has led to a busy rainy season for real estate and tourism alike. Despite the increased activity, the rainy season typically offers a buyer’s market for real estate. With significantly less traffic, sellers tend to be more motivated to sell during the slow season.

Their motivation can help lead to negotiating great deals for buyers. This is especially true toward the end of a long rainy season. In recent weeks, we have had multiple sellers call and tell us that they will listen to ALL offers. Many have even lowered their asking prices. In the hot Costa Rica real estate market, the rainy season should be viewed as a good opportunity for the buyer.

When searching for real estate in Costa Rica, it is beneficial to visit the towns that you are interested in for at least a few days in the rainy season. Of course, the longer sample time that you can spend in your desired town the better.

In his informative book, How to Buy Costa Rica Real Estate Without Losing Your Camisa, Scott Oliver recommends renting for a while to see if you like the chosen area. That is a good idea even if for only 2 weeks to a month. I

t is smart, if you have limited time, to spend those 2 weeks here during the rainy season. If you enjoy the town in the rainy season, you will LOVE it in the dry season.

Some areas of Costa Rica receive significantly more rain than other areas. This is a statistic that should not be overlooked, however it can be deceiving. The more important statistic is the time of day that the rainfall ordinarily begins.

In other words, how much sunshine will you have, on average, during the rainy season? Some areas the rain may start at eleven in the morning and other areas it may start around three in the afternoon. Clearly, more sunshine is better than less.

Imagine that you are scouting properties in the dry season, the views are stunning, and you fall in love with a beautiful property that seems under priced. You then purchase the property only to find out that you are socked in with clouds and rain nine months of the year. Incidentally, the price won’t seem so great then.

Less tourist traffic in the rainy season means that flights, hotels, and most attractions will be less expensive for your trip to Costa Rica.

Scouting properties during the slower time can also give you more attention from your real estate agent. The dry season is rapidly approaching here in Costa Rica and tour groups and realtors are beginning to fill their November schedules.

Our short buyer’s market will soon be over. Certainly, there will be good deals in the high season as well, but not as many. For the serious buyer the best deals can be negotiated now.
