The recent AARP article highlighting Atenas as one of the premier destinations for retirement living already has generated a flood of interest.

However, I have received questions from several concerned retirees about what this might do to the real estate prices in the area. Naturally, as demand rises, so too will prices, so long as supply is kept in balance.

Since most areas of Atenas are zoned agricultural (5,000 m2 – 7000 m2 lots), over-development is unlikely, which should keep prices rising steadily despite a weak economy in the United States. However, the good news is that for at least the next year, prices should remain somewhat stable, particularly in the under $200K price range.

Owners of homes in this range understand that currently the over $200K market is located primarily in larger gated communities. These homes present an amazing value, because, honestly, Atenas resembles one big gated community – crime rates are low everywhere, and great neighbors keep a watchful eye.

Here are some of the terrific homes under $200K (and even one under $100K)

    • $190,000 – This 2 master bedroom, 2 bath, 1,500 sq. ft. contemporary-style home (photo below) has an open, bright design. A huge terrace offers a great outdoor living space that features stunning Central Valley views during the day, and city lights in the evening. A large kitchen is the focus of the living space and is fully equipped. This home is located just 5 minutes from the center of Atenas and is currently a successful vacation rental property. This home is perfectly set up for retirees who expect to be receiving family or friends.

  • $95,000 – A quaint, charming home with a nicely landscaped 1/4 acre has room to expand if needed. It is currently a 2 bed, 1 bath, 900 sq. ft. home, but the layout allows for the easy addition of another bed and bath and minimal cost. The property is 1,000 M2 (.25 acres), but flat and usable with room for a small pool. An automatic gated entry offers additional privacy and security. This is a fantastic value in one of the most desirable areas of Costa Rica.

Turnkey New Homes for Under $200,000

For those who are sure they would like to be in a community environment, there is a smaller-lot development project that is preparing for the arrival of retirees whose maximum budget for real estate is $200,000. Until now, community homes with North American standards and nice views, close to town, on good roads, have been all but impossible to find.

If you have the funds now to buy a lot ($40K-$60K), and the time to plan your turnkey arrival in 6 months or more, then this community offers a tremendous early opportunity. Infrastructure is complete and ready for building.
