My last article was a bit of a rant and vent about the realities of being in seller in today’s market and a wake up call for those who want to sell to engage with professionals, get a real sense of the values that you need to price at to sell and to get busy moving some real estate.

In all fairness to my beloved sellers, I wanted to send the following wake up call to our buyers as well as it seems clients on both sides of the table often lose site of the market realities and destinations.

Buyers, and especially buyers looking on the Pacific coast, you must know that there are tremendous opportunities in the current market.




Perhaps the best we have seen in the past 7 years comparable to the values which our clients were getting in the early days of the boom, many of whom made out like kings with their investments.




That said, it is very important to recognize that many if not most coastal buyers here are in for cash and with the low holding costs here and rental income, many sellers simply do not want or need to move their properties at a heavily discounted price.

This is not to say that you should come in an overpay, far from it, but when you begin to look at the markets, realize that in a cash market like Costa Rica, vs a heavily financed market like the USA, values typically do not always ebb and flow in as much unison as we would like.




Empower your real estate agents with a clear set of goals for your purchase and make sure you understand that just because something is for sale, doesn’t mean that we are going to be dealing with a desperate seller. As a broker I wish it were the case, we would be making a lot more deals reality.

My experience and belief is that each week and month a few more sellers in each area get serious about selling now and come to grips with having to sell at the values our buyers are looking for.




Find a Realtor your trust and when they can navigate through the maze of properties and locate values that they are excited about and which they can show you make sense, move quickly. The sales at the coast are taking place at rock bottom prices, but for those of you waiting for the whole market to go there. Think again!

It is already happening and will continue to happen on a house by house, lot by lot basis as sellers up their motivation for reasons beyond our control. If you are serious about investing here there is no better than now.




If you are one looking for the steals or big values, come with patience, come with an open mind and with the understanding that the property you love may or may not have a seller who has opened up to the firesale you want..







We are seeing our savvy investors pick up true steals by opening their vision to properties which might not have been a cookie cut image of what they wanted but who took advantage of the best investment and lifestyle opportunities on the market.

In the end, buyers today are putting together acquisitions you could only dream about a few years ago. It can be frustrating if you come expecting or wishing for a market which behaves just like in the USA.




Find a real estate professional you can trust, work with them so that they know your parameters and inspire them to find you the right property at the price you can’t beat and when they call, make your move! Deals are there to be made.
