The closest town to this property is San Rafael de Buenos Aires. It is located 4km down the road. The largest city nearby, Buenos Aires in the province of Puntarenas is 22 km away and is 45 mins south of San Isidro, the largest town in the Southern Zone.
On the property there’s an abundance of water in many forms, eight springs, many creeks, and it’s bordered by the Angel River which provides clean drinking water to the Buenos Aires and Volcan area below.
The lowest part of the property is 1,300 meters, the highest is 1,700 meters (1 mile above sea level) most of it is in the 1,500m range. The entrance to the farm is at the highest point, 1,700m.
The property has been titled for over 20 years without any liens or mortgages, it is totally clear. The property has several springs, with a self generating – dual-piston, self-propelled pump ‘arriete’ in Spanish and a 3,000 liter tank with a very modest wood cabin we had built for our ranch hand, or for anyone who wants to be on the property while they build.
Half of the property is secondary forest which could be preserved with both Cloud Forest (1,700 meters elevation) and Rain Forest (1,400 m) qualities. Public electricity is four kilometers away. It would be wiser to install a hydro, or wind generator, or even a biomass generator for unlimited use.
The property is not under contract with FONAFIFA, you can apply for it and receive thousands of dollars annually for forest preservation and planting new trees. The main regional engineer for MINAE, the environmental agency, has been to the property and assured me the trees can be used for construction on the property or sold with permits.
You can also go through CoopeAgri, the agricultural credit union and cooperative for the forestry credit. They charge a commission, different rate for each of the five different reforestation government programs. The wood on the property may be used for any purpose without a permit as long as it is not within 50 meters of a spring, stream, or river and does not leave the property.
Along with over a dozen neighbors we recently improved the gravel and rock road leading to the property. The local town council granted us access to the rock quarry to remove base rock we used to cover several patches of road leading to the property in exchange for some hours of backhoe service on their new soccer field–true cooperation!
Nine culverts were put in along with 6 dump trucks of material, base and gravel. To have a better year round road, you’ll need to put two more culverts, and ten more truck loads of gravel. Currently access is limited in the summer to 4×4 vehicles with high clearance or better yet take quads or horses up for a more relaxed ride until the final improvements are made.
I have two quotes for $8,000 to put the final coat of base rock and gravel on two stretches approximately 50 meters long which need to be improved. I can put you in touch with the three who have offered to do the completion of the road. The farm has its own internal 2km road which was bulldozed last year.
If you would like to stay for an extended period of time while you make plans to build, the neighbor above at ROCA lodge has a small resort with several cabins for rent. Small groups of scientists and students arrive every year from various parts of the world to conduct environmental studies on her property.
There are dozens of grocery stores and hundreds of merchants in San Isidro and Buenos Aires. San Isidro is 45 minutes away and has a small mall, with a Pizza Hut, Taco Bell, and movie theater with new movies in English with Spanish subtitles.
Internet would be available through a combination of solar, air, biomass, or hydro-electric generators and parabolic microwave transmitters which offer 5 MB/s service for a reasonable price.

The altitude ranges from 800 meters to 1700 meters at the top, three different miniclimates on the property from cool low-cloud forest with mossy rocks on the top, tree filled forests with mixed pasture, and warm tropical forest by the streams and springs.
The nearest town is 15km, Buenos Aires, 35km to San Isidro del General with chartered flights. Daily flights to Quepos 130km or 2.5 hrs or Palmar Sur 76 km or 1.5 hr drive.
Huge valley views of the entire Diquis River Valley, including all the DelMonte Pineapple fields and occasionally distant ocean views. Night views include the town of Buenos Aires and the valley below. Several large building areas are secluded in between the folds of the mountain side. The lower area is completely private by the stream. Neighbors are conservationists and those above the property are interested in maintaining the road for organic agriculture. A Tico style shack for very basic shelter is present. Water tank and basic tubing for gravitation feed present. Electricity is still 4km away, neighbors may eventually bring it in but with the cost of portable solar panels, why? If the need is for greater power, the fast flowing tributary of the Angel river is the side of the property and can be used to generate hydro-electric power. No concrete on the property, nothing sprayed on it either.
