Intuitive, evocative design and correct pricing create quick sales in every area of real estate. No matter what kind of real estate transaction you are considering, you must possess – or hire – an expert to build these two dynamics into your project from the beginning.

As a professional in the field of design concept, my clients range from large commercial and residential developers to homeowners who are building or remodeling private residences. Helping them incorporate intuitive design into their projects is central to my work.

All of us have been in homes and buildings that just don’t feel right. From the minute we enter, and sometimes before, we have a sense that the space just doesn’t work. The building may feel claustrophobic, visually cluttered even when empty, confusing or just plain boring.

On some level, most people immediately respond to these deficiencies. Buyers recognize these drawbacks, which are exceptionally difficult to overcome. And sadly, getting it right in the first place would have been fairly easy.

Intuitive design responds to the way humans need to experience a structure. Our response to buildings is based on our needs for light, volume, shelter, ambient color and other key ingredients.

Views upon entry, the procession of rooms and logical layout can create excitement and success in a home of any size. And size DOES matter! The current American obsession with square footage often creates residences which can never communicate home or comfort – two basic needs for human contentment.

Much current design is based on ornamentation. However, a building that is over-detailed with what is perceived as “the best of everything” often simply fails to inspire. Don’t misunderstand, I believe strongly in choosing every construction material and furnishings item carefully and intentionally.

But, if the structure is wrong from the outset, it cannot be corrected by any interior designer. Interesting, none of this work must necessarily be expensive. As I advise each of my clients, the success or failure of every project is realized in the “thinking about it” part of the process.

Window size and placement, interior and exterior views, changing ceiling heights, natural and artificial lighting and so much more are essential to creating a home that invites,shelters and elevates the spirit each time it is entered. It is not the cost of these elements that creates success, but rather the alchemy of their arrangement.

Every site, every structure can have an evocative story. Getting it right means getting the sale! Intuitive design is the best marketing plan available.
