If you have uncertain cash flows or if you want convenient quick financing, I can offer five percent interest-only financing for 5 years with 50 percent down.

The advantage of this financing is that you can close quickly and easily with a low rate of interest and with low, low monthly payments because your payments are interest only, no amortization.

The benefit for me is that I cannot find a safe investment in the United States that gives me five percent interest and neither can you. Therefore, if you have the cash, your safest investment is here in The Oaks.

If you do not have the cash available now but you want to buy before prices go up, then I can offer you the five percent financing which gives me a better rate of return than a bond does and gives you a much lower interest rate than you can obtain through a Costa Rica bank.

If you decide to go through a Costa Rica bank, you are going to be shocked by the closing costs and the delays that will occur before you can finally close.

But fear not. I do not allow financing through Costa Rica banks because I am not shocked by the closing costs and I am not shocked by the delays.

I have had so many Costa Rica bankers tell me, “Oh! It’s only 15 days to approval.”

True, and then six months to closing. I will not wait six months because in six months, the prices will be up. However, I will take a safe five percent return in order to close now easily.
