One of the most common comments I receive from clients who consult with me is just how confused and frustrated they are after searching for real estate online.

 

It’s easy to get anxious about the idea of purchasing your own piece of paradise in Costa Rica, your up North, freezing, stuck indoors and all you can think about is finding that perfect property in some warm, tropical, sunshine.  

You start browsing online, come across a few websites and are excited about all the beautiful properties for sale, but then slowly as you search more and the confusion really starts to kick in.  

Official MLS, yet one site says there is no MLS in Costa Rica?  

The perfect home you were looking for, except you see it on a different site for a different price?  

Another listing that says amazing ocean views, but has no pictures of the water?  

Another listing from a development that has all the amenities you wish for, but another site says it was never built?  

Welcome to searching for real estate online in Costa Rica.  Needless to say its a disaster, and its definitely not the way to go about your search.  
The first thing you have to understand is there is NO official MLS, no matter what anyone might advertise.  

The other important item you have to know is that not all offices/websites do not have the same standards.  Some offices/sites will advertise anything and everything on their website just to gain more traffic, never mind that many of these listings might no longer be for sale or be properties that have no business being listed.  
So yes, it definitely can be a bit frustrating searching for listings online, but isn’t that what a good Realtor is for?  

Some of our readers our a bit looney about using the term realtor as “technically its a trademark” and defined as a person in the real-estate business who is a member of the National Association of Real Estate Boards, so lets just call what us real estate professionals here in Costa Rica truly are, real estate consultants.  

Buying a property in Costa Rica is a process.  Finding the right property, searching, understanding values, learning the market, all of those things is where those of us who do their job right truly make the difference.  

Yes you can try to find a property on your own, from 1000s of miles away, with misinformed websites, and dated listings, OR you can talk to someone like me to help educate you through the process and consult more as to what is accurate.
