Tierra Pacifica is a true green community in Playa Junquillal, Costa Rica. We have 220 acres of residential development of which 80 are permanently protected green zone. All of our infrastructure, water, electric and sewer are in place.

Tierra Pacifica is located within Playa Junquillal which is a very unique community here in the Guanacaste Coast of Costa Rica in that we’re far enough away from the larger towns of Nosara and Tamarindo and really in a zone that is up and coming and still sleepy and still tranquil which a lot of people who leave those other areas are looking for.

Here we have a slower pace of life. We have a more deliberate lifestyle where we like to live in conjunction rather than in competition with the earth and the people around.

So in terms of proximity to the ocean, we’re talking one hour from the airport in Liberia and you can be here. One of the coolest features of this area is that we are uniquely centered between some of the very best surf rakes in all of Costa Rica. You have world class surfing 30 minutes in either direction of us, all up and down the coast from Playa Marbella all the way up to Playa Avellanas.

How close is Playa Blanca to our project? Well, we’re about 1500 meters from the gates. The kind of people who have been buying in our project are really diverse. We have people from the United States, Canada, all over Europe, South Africa and other parts of Latin America. We also have a number of Costa Ricans as well.

The kind of person who has been most attracted to Tierra Pacifica is nearing or in retirement age and has been coming here historically and decided they really like this area. Most of our residents spend typically from one to six months here with probably three to four months being the most time spent.

One of the interesting things about our region of Costa Rica here on the Nicoya Peninsula is that it has been designated a blue zone which is one of ten or so places on the planet where people experience pronounced longevity.

We don’t know exactly why that is. It has something to do with the climate of course. People say it has to do with the water, the mineral content, the pura vida lifestyle. But we really find it’s a very enjoyable place to spend time.

People, who really do their homework when shopping for properties in Costa Rica, will notice that there’s a lot of projects down here that are little more than a gate with nothing behind them.

Tierra Pacifica on the other hand has all of the infrastructure in place. In fact, we put in the infrastructure before we sold our first lot. All the amenities are in place. All of the electrical is underground. We have a very deep well that provides us water that is independent from the local municipality.

One of the key features of Tierra Pacifica is the real community that has been installed here. Lots are very large, ranging in size from 5000 to 10,000 square meters which gives residents a great deal of privacy but our community center is really a place where people like to spend time together which I think is unique in real estate developments in Costa Rica.

The most recent addition to the Tierra Pacifica family of communities is Plaza Tierra Pacifica which is our commercial center and condominium complex. This presents a great opportunity for somebody looking to move down here and not just retire but perhaps start a business. We have commercial space available. We have the only elevator in I would say 30 miles in either direction which a lot of people like.

We have a veterinarian. We have a doctor. We have a supermarket. We have a restaurant and we have room to grow.

In terms of the opportunities at Tierra Pacifica, we have very competitively-priced lots starting at $75,000 as well as finished condos starting at $159,000.

We also offer very competitive developer financing which we find is a unique attribute that many developments do not offer in our area. Let me tell you about it. In terms of developer financing, we’re currently operating an extremely competitive five percent over five years or seven percent over ten years.

We transfer the title of your lot once 25 percent of the lot has been paid for. Costa Rica has been well known for some of the best sport fishing in the world as well. Just up the coast we have Playa Flamingo where boats go out daily on sport fishing adventures.

If you want to take a more rustic approach, you could go to a place like Playa Lagarto just to the south or you could go out with the local fishermen and they will help you catch your dinner.

In terms of unique food choices here, we don’t have a milk man but we do have a fish man. We have a guy that will deliver fish to your door, all types of seafood, all fresh when you want.

Tierra Pacifica is 100 percent real. Everything is built. We will be building more but you can come right now and buy a turnkey condo. You can come right now and buy a fully titled lot. All of our infrastructure is in place. People live here year round. This is a real community.
