The first in the series was Costa Rica Land For Sale – A Snapshot of South Pacific Communities Part 1: Portalón.

Approximately 12 miles (20 kilometers) south of the Quepos airport off the Costanera Highway, Matapalo is a laid-back, off-the-beaten-track bohemian beach community perched halfway along the largely undeveloped coastline that stretches from Quepos to Dominical. The local community includes Costa Rican, European and North American residents, with a large Italian contingency.

The town of Matapalo, which is set back from the Costanera highway on the beachside, features several small convenience stores for basic supplies. Long-established local restaurants offer Tico-style cuisine, while newer entries offer a range of international selections and a number of local bars provide opportunities for socializing and dancing. Area accommodations range from lower priced cabinas to luxury condo and villa rentals.

Quepos is the closest shopping hub, with supermarkets, hardware stores, appliance stores, and other retail outlets, as well as bars featuring live music and dancing. Quepos offers a wide range of tourist activities, and is the gateway to one of Costa Rica’s most popular national parks, Manuel Antonio. Several surrounding communities, such as Dominical and Portalón, offer further dining, dancing, and recreational options.

The inland city of San Isidro General, approximately one hour’s drive from Matapalo, is a second major commercial destination. Organic produce can be purchased at area farmers’ markets in San Isidro and Dominical.

Matapalo provides easy access to several beaches, including Playa Linda and Playa Ventanas. The mouth of the Portalón River is a prime site for fishing, while the nearby Savegre River provides the opportunity for class II, III, and IV rafting adventures. Other area recreational activities include mountain biking, horseback riding, rappelling, ziplining, birdwatching, and surfing.

The principal properties on the market in Matapalo are premier homesites and larger parcel development land. In the first category, a 1-hectare (21/2-acre) lot with coastal and mountain views and frontage on the new Costanera highway is selling for $169,000. This lot borders on waterfall and reserve land.

In the second category, the 98-hectare (242-acre) Finca La Gloria parcel is spread along scenic ridge tops 9 kilometers (6 miles) from the Matapalo coast is selling for $1,010,000. The current low growth coverage on the Finca La Gloria land allows for spectacular ocean and mountain views.

Matapalo is a 4-hour drive from San José. Sansa and Nature Air offer several flights daily between Quepos and San José.
