I don’t want readers to get the impression that because Atenas is a small tranquil town it is doesn’t provide luxury homes, as there are several gems on the market.

Atenas, due to its pleasant year-round climate and peaceful atmosphere, has attracted one of the largest concentrations of foreigners per capita of any town in Costa Rica, estimated at roughly 10% of the population.

In addition to expat retirees, there are many corporate executives who work the San Jose area and live in Atenas and this group is only expected to increase because the new Caldera highway (to be fully open in 2010) will significantly reduce commuting times and executives can get much more for their money in safer areas like Atenas.

Certainly there are many wonderful homes in safe areas around the city, but single-family homes with pools, privacy, and large yards are hard to come by.

Zoning in Atenas is mostly agricultural and does not allow for traditional condos. The average lot size is about 1.25 – 1.75 acres (5,000m2-7,000m2) in planned communities allowing for wonderful private mini-estates.

The local zoning is also proving to maintain the small-town charm of Atenas by keeping development regulated to single-family homes, while also insulating property values, because inventory is at a just-in-time pace. In other words, the building of custom and spec homes continues at a pace that moves comfortably with the market as only one titled unit can be built on 5000m2.

There are many luxury homes in private communities in addition to several country estates outside of gated areas in Atenas. These homes can range from $375K into the millions, and all are filled with comfort and class.

 

Several are offered fully furnished and professionally decorated for turnkey buyers and many have guest quarters. Some sellers are offering private financing for qualified buyers and are open to negotiations.

Several factors continue to draw high-end buyers to Atenas:

  • Convenient location about halfway between San Jose and the Central Pacific
  • Strategic elevation for a wonderful climate
  • Tranquility and safety of a small town
  • Wonderful people
  • All modern necessity of goods and services (and a GREAT Italian restaurant)
  • Large community of foreigners
  • Several good private bi-lingual schools
  • Reduced commute to city and beaches with new highway

Come to Atenas to discover peace with convenience. You will not only find a nice selection of affordable homes, but also many castles in the sky as well.
