Costa Rica Real Estate – Guanacaste is Slowly Becoming “Fragmented”
The real estate market on the Guancaste plains is growing every day.
Great climate, beautiful beaches, incredible views and growing infrastructure make the province one of the most popular for investment in land and in residential and commercial development.
The growing tourist industry especially in northern Guanacaste has benefitted developers and local communities in jobs and salaries.
Experts, however, are trying to even out what they call the ‘fragmentation’ of the area because some beach towns such as Flamingo and Tamarindo are over developed and others, equally nice, have little development.
One real estate broker said that the fragmentation due to building of hotels, condominiums and private communities has been defined by real estate companies and clients rather than by municipal regulatory plans.
Many areas specialize in a particular kind of property: Tamarindo is distinguished by high-rise condos; Flamingo and Potrero by luxury homes, and Brasilito and Avellanes by the growing demand for houses with sea views.
Haciendas and farmhouses are visible between Liberia and Papagayo but there is also growth in private communities along the way with prices that are way out of line with the market.
Demand: Most of the clients in this area are foreigners from the United States or Europe with seaside properties being the most popular. Prices for an 1,800-square-meter lot can start at $500 a square meter.
Nosara has had consistently high demand. The average house there is near the beach and is about 180 square meters, bought primarily by U.S. tourists. Here people are looking for a quiet seaside life. Nevertheless, all basic services are provided including banks, architects’ offices and law firms.
Development in Tamarindo continues to be impressive along with infrastructure and services and the quality of the buildings and their finishings is attracting not only buyers but also investors.
Diversification: Gated communities are also growing not only in Guanacaste but also in the Central Pacific.
Nativa, Los Sueños, Rancho Monterrey, Reserva Conchal and Hacienda Pinilla, among others, are examples of independent well-planned communities that offer people with a certain income a comfortable life style and a guarantee of beautiful views and surroundings.
