Costa Rica Real Estate Investment in Jaco – New Mall in Jaco Opens in July.
Two new malls worth $10.5 million will open on the Puntarenas coast due to the dynamic growth in tourism and commerce in the area.
The $4-miilion Plaza Coral Jacó will open in Jacó in July. The mall has 5,131 square meters of space with parking for 100 cars and will provide jobs for 400 employees directly and 300 indirectly.
These calculations are based on the employee needs of Quiznos, KFC and Bagelmen’s that all plan to open locales in the new Jaco beach mall, in addition to other stores in the complex.
The two-story building in Jaco will have movie theaters, a Megasuper Supermarket, pharmacy, real estate office and beauty parlor. In addition, there is space for a bank.
Market studies indicate that the malls will serve the growing number of tourists and increased population in the Jaco beach area.
The Centro Comercial del Pacífico, located between El Roble and Barranca, plans to open in December. Because of the size of the space, both a mall and a residential area are being considered.
Investment for the first stage, which will be near the Fiesta Hotel, is already more than $6.5 million. Construction will be 7,000 square meters with parking for 300 cars. The center will have a supermarket, a real estate office, a fast-food area, movie theaters and 44 spaces for other stores. It should offer 300 jobs and up to 1,000 indirect jobs.
Growth in population and tourism in the area has lead to more jobs along with increased demand for services. Last year, in January and February, there were 43,854 square meters of construction. This year the number reached 106,644 square meters. Investors believe that demand will sustain their investments.
In Herradura a mall is also being built, with an Automercado, 22 locales, eight offices and fast-food businesses.
The Area:
Population: according to the 2000 census, the population of Jacó is 6,372, with 4,652 over the age of 12. The population of Barranca is 33,493, with 24,635 over 12.
Education:
The census showed that 37% of the population had high school or higher degrees. Illiteracy was 7.8% and average elementary school child age was 6.5 years. In Barranca, 48.9% had high school or higher degrees while illiteracy was at 4.1 % and the average elementary school student was 7.3 years old.
Occupation:
In 2000, 52.3% had a steady job, with 3.2% unemployment. In Barranca, 41.2% were employed with 7.4% unemployment.
Domiciles: There 356,031 people residing in 91,104 homes. An average family is 3.9 persons.
