  1. What sort of decline/increase have you see in the number of potential real estate buyers who have contacted you in the last six months in comparison to the previous year?

    On average we have seen a increase in leads from our websites. We where averaging 90-120 month and now we are at 130-150

  2. How has the number of sales declined or risen in the last six months in comparison to the previous year?

    We have seen a increase this year compared to last by 27%

  3. What is the easiest real estate sale for you in your area right now?

    Small hotels seem to be the hot spot for us.

  4. What would you say are the unique benefits of living in your area?

    Up and coming new area of Costa Rica slated to have some real unigue developments hit the market place in the coming 2-5 years. We have a great little community and even better schools are available now for our children.

    Prices have not changed much on land even though land is a majority of our listings.

  7. Where do finished home/condo prices stand now in your area in comparison with this time last year?

    Prices remain the same.

    Land, homes, new construction has taken a bounce and condos are making a move.

    Quality homes between $300-600k

  11. Is there an oversupply of any particular product?

    Land.

  12. If you were a real estate investor looking to build and sell, what would you build?

    3+ bedroom homes between $300-500k with ocean views.

  13. Do you have any small hotels or B&B’s that are on the market for people hoping to buy one?

    Yes, we have several great ones in the area.

  15. Where are the best – already completed – opportunities right now in your area?

    New condo projects and new construction.

  16. What business opportunities would you suggest are in your area for someone hoping to start a small business?

    This really is the wild west, food businesses and unique clothing stores are great ones to start up in our area.

  17. Do you have any small businesses for sale?

    We have a home decorating store for sale and a small ice cream shop.

  18. You have young children, could you please share with us why this is a great place to raise your children?

    Jungle kids that are active and appreciate the great outdoors. There is so much for my kids to do in a short distance from home between surfing, hiking, nature, and much more. The schools are great and with the growth of the area there are now a lot of full time families with kids around all the time.

  19. And explain how good or bad the private schools are in your area and please also give a specific example of the cost of a school that expat children might go to?

    The average cost for 2 children at the Uvita Christian Academy is about $500 a month.
