As the warm Costa Rica sun slowly rose up behind a leafless old tree in Junquillal, my wife and I were thrilled to see a Crested Caracara – a large Costa Rica falcon – soaring overhead in what appeared to be a demonstration of just how happy he was to be alive…

We were happy to be alive too… It was early morning and we were sitting on the balcony of a very comfortable, fully furnished two bedroom condo in the Tierra Pacifica Green Community in Junquillal and we were looking forward to seeing the area, walking along the beautiful beaches and visiting a few of the neighbouring towns to check out the sights and the restaurants.

As our readers will know, when it comes to evaluating and recommending real estate projects in Costa Rica, the people are always more important to me than the concrete and we had been invited up to to visit with the people behind the Tierra Pacifica Green Community in Junquillal.

The founders of the Tierra Pacifica are very successful entrepreneurs from the U.S. who are also experienced developers with a proven track record of building quality real estate in the U.S. and in Costa Rica.

Having spent many days on site with them I can attest to the fact that unlike other ‘developers’ who claim to be “environmentally friendly,” Tierra Pacifica is sincerely dedicated to protecting the environment as it is now with reforestation projects, carefully managing the water resources and, even helping the local community become more self sufficient with micro-loans to start their own small businesses and planning for the future wellbeing of the community.

Tierra Pacific is not a plan, it is not one of those projects with a big, fancy gate with nothing behind it. Tierra Pacific already has it’s infrastructure in place, an impressive swimming pool, a Fitness Center, Yoga Studio, tennis court, Jacuzzi, a Community Centre and 17 homes completed including the home of Will Raap, the Managing Partner of Tierra Pacifica and Dylan Raap, the Sales Manager.

The residents of Tierra Pacific can also enjoy the commercial center beside the secure, private entrance of the project which has a supermarket, a restaurant/bar and other commercial spaces so you don’t have too travel far for the basic necessities.

There are opportunities here for everyone… Junquillal may be a sleepy, tranquilo place now it is slowly being discovered.

3. Money-Making Business Opportunities: Tierra Pacifica also has a commercial center which currently has their Welcome Center, a small supermarket (you don’t have to go for for the basic necessities) and a bar/restaurant which thankfully serves my favourite Costa Rican microbrewed ale – Segua!

Will Raap is the Managing Partner: Will (www.willraap.org) has been visiting Costa Rica for 30 years with his wife whose family has been growing the best coffee in Costa Rica since the 19th century. He founded Gardener’s Supply Company in 1983 (www.gardeners.com), and the Intervale Foundation, a 20 year old non profit organization and national leader in sustainable agriculture and community renewal (www.intervale.org).

In 2003 Raap was the winner of the first annual Vermont Businesses for Social Responsibility award for excellence in socially responsible business and in 2004 he was recognized as Entrepreneur of the Year by the US Small Business Administration.

Matthew Hayden is the General Partner: Matt has enjoyed traveling to Costa Rica for over 12 years and has grown to love its geographic diversity, excellent waves and food, and kind residents. Having built a national investor relations firm in the United States www.hcinternational.net, Matt has come to appreciate how precious a sunset over the Pacific Ocean on a tranquil evening can really be.

Douglas Stern is the Project Manager: After receiving his degree in Business/Economics at UC Santa Barbara, Doug traveled throughout Latin America for five years before choosing Guanacaste as the ideal spot to call home. With over 20 years local experience and more than 50 projects under his belt ranging from small wooden bungalows to oceanfront resorts, all in the Junquillal area, Mr. Stern has spearheaded the planning and build-out of Tierra Pacifica. Dylan Raap is the Sales Manager: Dylan is an avid live music fan with a background in international business development. He is the co-founder of Reforest Teak Furniture, (www.reforestteak.com) an ecologically sustainable furniture company engaged in the mixed species reforestation of previously abandoned cattle pastures in Costa Rica.

Dylan also co-founded Earth Carbon Offsets, a carbon offset brand that pioneered some of the first blended Reforestation/Avoided Deforestation carbon credits available to the voluntary carbon market. Prior to that he worked as a Product Sourcing Manager in Shanghai where he developed proprietary products in partnership with strategic vendors throughout Asia. He enjoys long walks on the beach and redundancy. And also long walks on the beach.
