I have residential lots for sale in Heredia and have offered them to many realtors and one realtor has added a 13% tax she refers to as CR Law 6826. This agent claims it is the law and must be paid under threat of jail. I asked other realtors and they said it is based on the commission and it is AGENT`s fee not the seller. This agent insists on adding to the listing agreement. I asked if it is based on the commission or on the sales price and I cannot get a straight answer.
I am offering a 10% commission after reducing my price over 50%. I think I have been more than generous and wonder about this lone agent. Of course the solution is to avoid this agent but my curiosity regarding this fee is piqued.:roll:
That tax is the sales tax for the fee the Realtor charges. Your paying 10%, I’d let them pay their own sales tax.
What ever you do don’t use the Realtor’s listing contract regardless of who recommends them. Have your lawyer draw up the contract between you and Realtors in your favour.
I used the shotgun approach with an opening listing and blasted the listing info to a 100 CR people claiming to be Realtors. Six put my place on their websites. Better than nothing.
Better way to go than an exclusive listing because all the Realtors do to market property in CR is place your info on their websites.
If your place is dirt cheap you may want to consider listing on this WeLoveCostaRica. I had my place listed here and I did receive a few inquiries.
I’m advertising to Chineese buyers and getting an inquiry a day. You’ll probably have to chase down your own leads because in this market Realtors just don’t have what it takes to find buyers.

I agree with the shotgun approach, I have contacted most , if not all of the agents in the Central Valley. There has been quite a bit of interest lately. I had the lots on this site when the price was 100% higher and will probably relist, but I need someone in CR to show the lots since I am in Belize. I have realistically priced the lots where they should sell to a real buyer and not the tire kickers out there right now.
