    I am a recent subscriber to this web service. This Discussion Forum has “History” of comments regards to Costa Developers. In short, they were an interesting exchange of “scam”,”plant” “good project” ect… The entire history was consolidated roughly between 2006 and mid 2007. It is now Aug. 2008.

    Does anybody out there have some recent input on the validity of Costa Developers and their projects. For the people who have properties there, what are your current feelings on this project being completed and do you feel it is legit? Please let me know. Thank you!

    P.S. I own 2 lots in Esterillos. I am scheduled to go back to CR on 10/4/08. I will tour all 3 projects. I was last down in CR in 2006. I would just like to know what I should be prepared to “Discuss” with Costa Developers while I am in their presence.

    I was personally at the Costa Montana site last week. It is still a mess. They have people working on it but I don’t know if the roads will ever hold up. We should have a better idea after this raining season as to how the roads will hold up. I have not been to the esterillos site for about 6 months. But this site should be better as it is rolling hills and not steep cliffs. Good luck

    Scott, Do you, or does anyone else out there, know if the previous issues this developer has had that called for them to cease work have actually stopped them from continuing to complete houses (in Costa Montana) and the roads/infrastructure? Does anyone know if the stop work order has been lifted…are they proceeding legally or illegally by ignoring the orders?

    hola,

    I too, am new as well to this site AND buying land in CR. I am also going to view the properties on 10/4/08 ( well on Monday the 6th will be doing the tour). I have found it hard finding information on them ( is that good or bad??). I will report my information after I get back. Hopefully that will help out.

    During an inspection of Costa Esterillos lots last week, I was pleasantly surprised with several miles of smooth winding brick paver roads with concrete gutters rolling through the hilly terrain. I saw many pallets of brick pavers stacked on the road in the furthest portion of the development and heavy construction equipment and laborers were working on the drainage, bridges and roads beyond the finished infrastructure.

    If you purchased a lot, with the idea of constructing your dream home in Costa Rica, that dream is now reality, depending on which phase of Costa Esterillos you purchased in. I saw several dwellings being constructed and miles of the projects infrastructure have been completed. So far, Costa Developers has been doing a good job of completing attractive subdivisions in Costa Rica, given all the obstacles that occur down here in the jungle.

    Sometimes when land speculators buy lots with the idea of making a profit, they become concerned when the project doesn’t proceed as quickly as they would like. Prudent investors exercise patience when speculating on lots within land development projects. In essence, the preconstruction buyers become partners in the development, because their purchases provide the developer with the necessary funds to advance the construction of the project. As with all new subdivisions, anywhere in the world, the developers control the buyers market with large-scale marketing, advertising, financing and their sales forces. Speculators, who have purchased with the idea of selling at a higher price than they paid, will be competing with the developer for buyers. Most re-sales do not occur until homes have been constructed and residents move in.

    Additionally, on the Central Pacific Coast of Costa Rica, there are various developers with many subdivisions containing hundreds of lots for sale. Purchasers have a wide selection of lots in many subdivisions to choose from and most times the developers offer low down payments and attractive payment options, to lure entrepreneurs to invest. The same principal of supply and demand applies in Costa Rica, just like anywhere else in the world.

    Regardless of why you invested in Costa Esterillos, it would be wise to exercise patience and keep in mind that Costa Developers needs to navigate the maze of Costa Rican bureaucracy in order to complete the project.

    Hi crhomebuilder….sounds beautiful, and I cannot wait to get there and check it out. We will be touring properties with Harry on MOnday the 6th…and very excited to see some of the homes being built, and meet with all the team members of Costa Developments. So far, everyone has been super nice and keeping in contact with us. No complaints whatsoever about them. They have been courteous, no pressure, and accomodating. Our immediate plans are to not build on it just yet. Within a couple of years probably. We plan on renting it out and vacationing there ( of course). Thanks for your feedback Very nice to hear. 🙂

    I tried to reply to this yesterday, but doesn’t look like it went through???? Anyways are you getting picked up at the ungodly hour of 0600 on Monday as well?? haha Maybe we will run into each other. I am a shorty w blonde hair blue eyes, and hubby is taller ( he looks costa rican, but isn’t…) dark hair, dark eyes……

    So for my ‘trip report’ of Costa Developer’s, and Costa Montana, and Esterillos….WE LOVED IT !!! We did buy the lot in Esterillos, and are considering a 2nd one as well. I wasn’t fond of Montana..a little too steep for me personally..however, it was clean…( aside form a few holes in certain areas of the road where obviously they were fixing something). The houses we viewed there were absolutely gorgeous. Everyone is very friendly ( I know they are there to sell something, so no one is going to be rude), but there was no pressure ever for us to buy or not to buy, right from the start. It was a pleasure meeting Harry. He was a hoot. We had a great day with him. Loved his personality, loved his stories, his wisdom. Esterillos is beautiful. It was exactly what we were looking for. There are some pretty good hills, but not steep like Montana. The roads are almost all finished except for some small bridging that needs to be put in, and a few parts of the road to be finished off with the brick paving. We just knew this was it. Absolutely satisified with the company, how they handled us, our questions, everything. I honestly cannot say anything negative. Hope this helps anyone with questions..to do or not to do.

    Peanut. That’s good to hear you had a pleasant experience and were confident enough to purchase one lot and possibly more. I will be returning to Costa Montana this week to complete a Construction in Progress Report for a client.

    I have been inspecting the progress of this home since the beginning of the year and have witnessed various stages of construction taking place. The construction of this client’s home was not without challenges. However, this prudent investor had the foresight to be patient and work through the challenges, in order to allow his builder to complete an attractive home. This new homeowner is about to take delivery of a well designed, large home inside a natural idyllic setting, where he and his wife plan to live peacefully for part of the year.

    During every visit to the construction site, I have witnessed Costa Developers taking every possible precaution to complete an excellent subdivision. Anyone who has lived here for a while knows there are many challenges to overcome down here in the jungle. My hat is off to any developer who can complete a project to the satisfaction of the majority of its investors. With projects on the large scale that Costa Developers has taken on, I would say that they have done more than a good job of providing appreciating properties for their clients.

    I own a Lot in Montanya which has some very steep slope to it. Are you available December 11-18 at any point to meet me at Montanya to view the slope of the lot and
    provide a professional opinion of what can be built on this particular lot? I would compensate accordingly.
