I read recently that property taxes are due in December.
My husband and I recently purchased 10 acres, in September of this year, and are wondering if we would be owing anything at this time.
Yours is a tricky question. At closing, the seller is usually required to have the taxes paid up. The problem is that not every attorney checks this diligently enough. What’s more, you are allowed to pay taxes quarterly, so the taxes for 2007 may have been paid through September but not through December.
When you go to the Municipalidad to check and pay, tell them that you want to pay for the entire year. They’ll try to talk you out of it (“too expensive”), but be insistent. It’ll save you straightening it out next year.
The past couple of years, we’ve paid our taxes in Grecia in January with no apparent repercussions.
I always paid my property taxes in January too for properties in Barva (Heredia) and in Guadalupe (San Jose) and I also never had a problem with that arrangement…Maybe because I was paying the full year in advance… I guess each municipality can treat things slightly differently, but it’s always worth asking them to avoid problems down the road…
I pay my yearly property taxes in San Ramon and they’ve never questioned whether I wanted to pay a portion of it or all of it, but then “all of it” is only $78 for the entire year!
