Del Pacifico in Bejuco

Hi,
Has anyone had experience with Del Pacifico near Bejuco / Esterillos? Their project has stalled somewhat given the recession. A number of condos and homes have been built. Many condos appear to have been sold. The original plan included a golf course, beach club etc, but there is no golf course for now and the beach club is muy rustico.

I’ve been past it many times over the last few years (own property in Jaco). It has definitely stalled, is being pushed very heavily online. My $0.02 is that it would be quite risky to invest at this stage given the market …who knows where it will wind up, when the remianing facilities (golf course, shops etc) will be built.

The other aspect I didn’t like was that it’s literally in the middle of nowhere ..if you like isolation you have it there! No restaurants, no sports, no shops, no coffee houses. Better to get real estate in and around Jaco and/or Quepos/manuel Antonio frankly.

I have also driven by it for years and have stopped in and drove around. It seems they were marketing this to people who would not want to leave their safe compound. The marketing literature promises a sort of small town to be built up with doctors, pharmacy and stores. They seemed to be proceeding slowly but surely up until about a year ago. I wonder if the Golf is built if they will now be open to the public? I wonder how much Dowds beach side development and golf is siphoning off from Del Pacifico. It is certainly a very ambitious plan.

Thanks for both of your replies. Part of the allure is the remoteness and security since I would not be living there full time. The 20-25 minute drive to Jaco is fine. From what I heard Cabo Caletas (Dowd’s development) is stalled due to permits (that’s what I heard and not confirmed).

If they can get a few commercial town center tenants, then I think it’s even more attractive. I’ll be meeting with the developer tomorrow to see what he has to say.

cabo caleta’s does in fact have all permits in place. all infrastructure is complete. for better or for worse, i believe that the managing partners want to sell and let another management team to finish the construction process.

My advice is too purchase something that is [i]already completed[/i].
So many ‘projects’ are stalled and probably will continue this way for quite a while.

Thanks for the advice. The condos and owner’s areas are completed at Del Pacifico so I consider that part of the investment as secure. The waste water treatment, water, electrical, phone, Internet, cable are all in place for the condo I am considering. The pools and rancho are also done. The price I’m willing to pay is based on what is there now versus what is planned. If those other planned items move forward then good for me.

Buying into a project based on a computer rendering is never a good idea unless you want to gamble with your money.

So many projects have the beautiful entrance with nothing more. This one has an ugly entrance, but with something decent built behind it. We will see how it goes.

in regards to del pacifico.
unfortunately, they made a decision to build the commercial center before the golf course. as one can plainly see, neither one was completed.
having said that; i know both william ramirez and barry and they are both stand up individuals who stand behind the product they represent. do not let the incomplete commercial center fool you, the infrastructure is in place and many clients are enjoying thyre homes.
