Apparently Ryan Tuttle is now a ‘Recommended Realtor.’ Did you check to see if he can legally work in CR? He does not have legal residency so how can he work?
Q: Please confirm that you are legally allowed to work as a Realtor in Costa Rica:
A: Yes! I have been professionally involved with real estate within Costa Rica since 2006.:?:
Due diligence: reasonable steps taken by a person in order to satisfy a legal requirement, especially in buying or selling something. At least I made the effort.

When going to two different realtors when we purchased our house; each house that we were shown by each realtor had a different price.
I find they do not follow through and don’t keep what I consider to be proper records. the real estate office I worked with had to ask me for copies of every single document that was involved in the transaction because they could not find the papers. the office was Century 21 Jaco.

It was after he was recommended to me by the owners of the Coldwell Banker franchise in Costa Rica that I began [i]personally[/i] checking his customer references which are coming back very favourably.
So I am certainly comfortable with Ryan’s business experience and his customers seem to be very happy however, after reading these comments I will be re-confirming his exact legal status.

Confused.

Sorry to hear that you are “confused” and we hope to clarify this next week when I hear from Ryan’s immigration attorney…
I do more due diligence on projects and on people featured on my website than any other website I know of however, this is a free website and I certainly don’t have the time to check into what people have been doing every single year they have lived here…
If you have a personal problem with Ryan – and it certainly sounds like you do – and wish to email me the details in private feel free to do so …

No doubt you have an issue with this guy… and I’m not really interested in that, I’m sure you have your reasons. I’m not a lawyer (really hate them) but my understanding is that even given the information Scott has uncovered so far…. the guy can’t legally work in CR. But it will be interesting to see what Scott finds out (and what the lawyer says) and I give him credit for confronting the issue when questioned, taking the time to update us, and following through even if the results show that someone featured on this site is not following the law. I’m sure Scott is just as pissed off as you are about the situation for a completely different reason. None of us like to be hoodwinked, especially when it impacts our reputation. And Scott is not one to allow that to happen.
I’m sure he’ll give us an update when he gets it… and take appropriate action based on those results.
Thank you for bringing this issue up (for whatever reason you have) and keeping this site and forum honest and open!
September 7, 2014 at 1:17 pm #161801costaricafincaParticipantI don’t think one needs to have an ‘issue’ with this particular realtor, but we are bombarded with websites telling us that there are [i]soooo[/i] many unlicensed realtors and that we shouldn’t trust them…and we all [i]probably[/i] have dealt with some of them in the past.

An added thought: In Dennis Easters article, [i]’5 reasons NOT to sign with an exclusive listing agreement…'[/i]he writes in paragraph #4 [i]”Lack of agent experience/ethics- Unfortunately, real estate licensing does not exist in Costa Rica. What does that mean to you as a seller in Costa Rica? It means that anyone can open an office, put out a shingle and be a ‘realtor’. It is very possible that your sales ‘professional’ has never worked in the real estate field. It may also mean that your agent does not have sales experience of any kind, and may not have taken a real estate sales or ethics course”[/i].
This is not to say that the other realtor is not experienced, capable or reliable.
