    Just a quick question; In considering my option of building a small house initially which I would later on make larger, is it a requirement in CR to hire an architect to do additions to a house which is under 750 sq ft?
    have heard that construction of a house under 750 sq ft does not require the services of an architect. One could carefully design and construct a well made 749 sq ft dwelling which could later on be added to in stages , each of which is under 750 sq ft. thereby anding up, after a few years, with a 1700 sq ft house. Engineers would be hired to supervise the construction but the architect fees might be avoided. I am not sure exactly how much this would save in fees, but even saving $12,000 to $18 ,000 in fees is worth the consideration. I have heard too many stories about bad experiences with architects.

    Sprite. What you have heard is not correct. You need to acquire permits to construct dwellings under and over 70m2. The requirements for construction under 70m2 involve less documents to acquire the permits.

    Thank you again. There are a lot of people under the same erroneous impression I had. I understand permits are always a requirement. But are the services of an architect always required even for smaller dwellings?

    All buildings need to have plans, but smaller ones, under 70 m2 I believe, don’t need architect/engineer seals. Most architects want 10% or more of the estimated cost of construction, but most are amenable to reduce that fee. Mine gets 4%

    Sir Where I think that Sprite is getting confused about Setena. Setena gets invloved if you ar building over 300 meters. If you build under 300 meters you need no lenghty Setena permit. While we were waiting for our Setena permit I asked why can’t we build our two models with regular building permits. We explained what we were doing to the Municipality of Parrita and they agreed and were issued 2 permits while waiting for Setena approval. Two more Setena insights. I thought the permit was good for 1 year no it is good for 2 years and #2 Setena’s bond has to be deposited before you start Setena work. CR Homebuilder thanks for your response to a group development. Do you have a website?
