Sorry I have been away. You sent me a private email requesting the links on CR Tropicals and it’s prinicpals and Costa Developers and I went back to the forum on costaricapages.com and here are the results you hade requested. Sorry for the delay. I would prefer that all of our correspondence be posted on your forum as opposed to doing this privately. I don’t believe that serves your readers who you seem to be concerned about, maybe I am wrong.

Would you please confirm which projects ‘Costa Land Developers’ are involved with because ‘Costa Land Developers’ and ‘Costa Developers’ are two different companies no?

Great question if we can get an answer. According to the Florida Dept of State, Div of Corp. (www.sunbiz.org/corpweb/inquiry/corinam.html), the only common denominator between these two corporations is Ellis Kahn. I wish I had the resources to investigate further.
Just recieved a call and was told that Costa Developers and Costa Construction (first time I heard of this company) are being featured in the August issue (front page) of the largest real estate publication in CR. Do these magazines run their own featured articles or are they all paid advertisements? Makes a big difference.

The name of Ellis Kahn comes up as a “corporate officer” of a number of other Florida corporations, many of which do have financial sounding names which is where it would appear that Ellis Kahn has had some serious regulatory problems.
Mr. Ellis Kahn’s name is mentioned in an article entitled “The Real Boiler Room. Hollywood’s International Currency Management specialized in trading foreign currency — and helping clients’ money disappear” which you can see at:

detailed on the CaseLaw website atJCC and Ellis Kahn are also mentioned in an arbitration proceeding detailed at where in the “Summary of Issues” JCC Inc it speaks of: “MISREPRESENTAION OF PROFIT POTENTIAL AND IMPORTANCE OF ACCOUNT OPENING DOCUMENTS, EXCESSIVE TRADING IN ORDER TO GENERATE COMMISSIONS, FAILURE TO DISCLOSE RISK, HIGH PRESSURE SALES TACTICS, FAILURE TO NOTIFY CUS- TOMER OF DEPLETED BALANCE, FAILURE TO PROTECT CUSTOMER.”
Needless to say that we are referring to one person here Ellis Kahn the “Manager” of Costa Land Developers, LLC. The company in Costa Rica may have some very experienced people behind it even though it would appear that Mr. Kahn has absolutely no experience in land development in any country never mind Costa Rica.
We would ask any of you that are in communication with this company to email them this information and ask them to inform us in this forum of what kind of previous experience Mr. Ellis Kahn has land development in Costa Rica.

Scott maybe you can explain it is my understanding that the manager of the LLC a format designed to shelter the ownership has the same day to day responsibilities as any other owner. Based on your comments about JCC and the NFA’s report Mr. Kahn failed to disclose the risk and was involved with high pressure sales and in reading another post a customer complained about pressure tactics and you suggested that was simply urgency, maybe you wished to rethink that comment. It appears that all of you who are looking for something to go after should read Scott’s post on Mr. Kahn “The Real Boiler Room”
Debbiesurf here is something for you to really investigate. I can’t wait to see how you all respond to this type of individual being in Costa Rica with his background and no experience of land development. Scott I am very surprised to see you say that you are referring to one person and that they may have other people who may have some land experience if this is the kind of individual running the company wouldn’t you question the entire organization based on your comment of Ellis Kahn being a corporate office in a number of other Florida corporation which appear to have serious regulatory problems when he appears to be the one person in charge.

I don’t wish to rethink my comments… As the owner of this website I would ask you to bear in mind that I have different responsibilities from a legal standpoint than you do as someone who is simply posting a comment.
Don’t know about debbiesurfs but I know exactly how I respond to this type of information and knowing this kind of person ‘may’ well be doing the same thing here that he did in the USA.
I love this rich coast called Costa Rica and I love the people and don’t like to think that they or, unsuspecting North Americans will suffer in any way from the activities of people with less than honorable intentions.
That’s what we are here for, giving people the information they need to make sensible decisions. “If only” they would pay attention.

I’m getting more confused with each new post regarding Costa “whatever”. Considering I intend to purchase two lots from Costa Developers upon my inspection next month,I would like to make my decision from an educated standpoint. So please end my confusion…I need facts.
1. You implied that Costa Developers is connected to Costalandsales.com/. Yes, they have the same link on the web, but how is this company tied with Costa Land Developers?
2. I couldn’t find the name Debbiesurf anywhere. Maybe I’m not looking in the correct place. What role and with whom was he involved in?
