No brainer, you must live in the dark buddy?[/quote]Is this guy serious? He is really preaching like this to justify his purchase? Congrats on the purchase I wish you the best of luck. For me the project has to many risk for the potential reward. 49K for the lots close to the beach is a fair price but there is more to buying a property than just price. Once the project is further along I will look at it again as I really like the location and think it is a great property just not worth the risk.

Did you wish Cynthia the best of luck on that purchase too?
I know your swamp land salesman friend Tim Kopatich and the Compass Property scum bags screwed her over for at least $65,0000. You were in on that deal were you not? You did work for/with Compass Properties did you not?

Hi. To start you spell my name Lisle. As for that project. I did work with Compass property but wasn’t involved in that project Costa Real. We had many verbal wars on conference calls about taking on that project. That project was one of the biggest reason I left Compass and decided to go on my own. Also I learned alot from that project failures that makes me very cautious when advising people on what property to buy and how to protect themselves when buying pre-construction. Lastly, you might want to check the spelling of the statement you have at the bottom of your posts 2BNCR which says: “Every man should have a fair-sized cemetary in which to bury the faults of his friends.”

OWNER REPRESENTATIVEI have read with interest all the comments on the Las Olas Blog and many don’t even pertain to Las Olas, but hey I read them anyway. Now regarding the negative comments, one looked like it was written by a competitor and the others just didn’t know what they were talking about. The only think I can tell you, we have no law suits against us for anything by anyone and we have not refused to give any deposits back to people who had them coming. Fact is most people that have bought from us before the crisis at higher prices are hanging in there with us.
I have to admit, we are not Wyndham, Regis, Sonesta, Viva or numerous other projects that have gone belly up. We are still standing. And yes it’s true we have no debt on the property and we will never have debt on the property. Anyone that had debt on their project property in 2008 no longer own it.
What people need to understand now is that the product and price of 2008 is not the product and price of 2010. In 2008 the price point was 400k to 500k, in 2010 the price point is 140k to 190k and it has to be in a good location, preferably on a nice beach. Developers that couldn’t adjust their business model like Wyndham had to watch their projects go up in smoke. By the way do any of you know if Wyndham refunded to the investors all of the deposit money they took in as yet?
Also in 2010 people want to own terra firma and a home rather than a condo. We have adjusted to the realities of the market and have lowered our lot prices which now start at 49K. And guess what, we are one of the few projects that’s doing any business. You can build a 2 or 3 BR house from 100K. All the lots along the road are titled and ready to build. We have all the permits and will start infrastructure work as soon as the rainy season ends. We will start several homes sooner than that.
We feel we have the best price, best location and best beach in Costa Rica and here’s a challenge for all you “professionals” out there. If you find a property with a better price, better location and better beach, please bring it to us and we will buy it from you and pay you a nice commission. Now you can’t beat that with a stick can you? So for all you “professional realtors”, who aren’t making many sales, please get busy and find us something.
I agree that you all need to be careful, check out everything and get proper legal representation in any kind of real estate deals you are looking at in Costa Rica and we encourage all of you to do your due diligence.
Jovan Damjanac is the project manager for Las Olas and has many years of experience in working on huge projects in both Pennsylvania and New Jersey. He is also a trained real estate appraiser and is probably one of the more experienced real estate people you could talk to in Costa Rica. So give him a call if you have any questions about Las Olas at 2778-7035 and get it right from the horses mouth, instead of listening to God knows who on this blog.
Let me end with this, just keep your eyes on Las Olas and watch what happens in the next six months and see if what we have stated above happens or not. You now have it on the record. (With one cavet, that we don’t have another meltdown.)

Now how come Lisle did not put out any effort to help Cynthia and why did the Compass Property scumbag swamp salesmen keep her sales commission on a property that was never transferred to her name? Wow, I thought you were paid commission after the property sold. You know, money goes to seller; property goes to buyer, kind of thing.
With all the incompetent sales agents here, is it any wonder that anyone buying property here would not use an independent third party and a BONDED ESCROW to verify the transfer and hold the funds?
So do satisfied customers make everything OK?
The signature says bury the faults of friends, not the crimes of friends. What happened to Cynthia was not poor service but a crime. As usual in Costa Rica the guilty go unpunished and continue to “work” at their craft while unsuspecting average people are swindled out of their hard-earned money.
If you knew what a nice gentle person Cynthia is and how she helps people in her job, then you would understand why, recommended “realtor” or not, I have serious doubts about this person’s personal honesty (integrity) and commitment to real estate industry and real estate ethics.
And by the way Lisle, are you a member of NAR?

August 16, 2010 at 5:41 pm #203580AndrewKeymasterI have not analyzed every single real estate transaction that our recommended Realtors have been involved with over the years for obvious reasons – nobody can! But, as you well know there’s normally quite a few people involved in a real estate transaction and there’s normally two sides to every story.
More importantly and urgently at this point, most attorneys in Costa Rica would probably say that you are now making slanderous and defamatory statements here in my Discussion Forum 2BNCR so this will stop right here, right now!
This thread is not about a Realtor, it started about Las Olas and some comments about them have also been defamatory…
I have been charged with defamation and slander this year and in my case they are outrageously frivolous charges but, I can assure you that legal costs are not at all “frivolous”.
Remember that defamation and slander are CRIMINAL charges in Costa Rica and not civil.
Should someone wish to take legal action against you my website will not be in the middle of it.
