Four questions:
1 I was reading about the proposed residency requirements and I began to wonder about the other anti-residency effort – the proposed luxuary home tax. Did it pass?
2 I would like to know if this is a tax on the structure, or is the basis for determining the tax value of the property based on the structure and the land?
3 Will raw land be subject to Luxuary Home Taxes?
4 So what happens if you do not pay your property taxes in Costa Rica. In the states after 5 years there is a tax sale, but what happens here? Does anybody know?

I do appreciate your answers but on number 4 I am looking for a definative answer. Do you or anybody know of someone who has had their property sold at a tax sale? I googled and could not find anything about property being sold at tax sale.
I did however talk to someone who said that if back taxes were owed, that the property could not be transfererd – effectivly blocking the sale unless the taxes were made current either before or from proceeds of the sale. They had never heard or a property being forclosed for not paying property tax.
I do not know anybody that has lost their property. This information would most likely be in Spanish anyway… Did you search in Spanish or in English?
