Hi there,
Does anyone have any experience with the above development near Playa Real? The developer is Desmond Coastal Properties, but don’t know anything about their track record and would appreciate feedback on this.

Desmond Coastal Properties has done an incredible job on Punta Playa Vistas. The infrastructure is top notch, and their “Green” touch with rain harvesting and the sewage treatment plan is an incredible feature on the development. Most of their experience comes from rehab projects on the Jersey shore. They have taken a very involved approach to this development, they have gone in and created incredible infrastructure so that your comfort and protection of your investment is priority number 1.

February 27, 2008 at 7:48 pm #189560AndrewKeymasterI would like to bring your attention to the fact that ‘lukas_kal’ has failed to divulge the fact that his full name is Lukas Kaliszewski and according to the company’s own website, Lukas Kaliszewski works as the Sales Coordinator for Desmond Coastal Properties.
Some people might suggest that the initial question and his response were planted in an effort to try and promote this project?
I would agree with that hypothesis and would suggest that in working as the company’s Sales Coordinator his comments are not remotely objective and this whole charade is extremely dishonest…
‘Incredible’ what some people will do eh?

From looking at their website and how it mentions “oceanview”, I assumed it was very close to the beach – apparently the development is on the other side of whatever road goes along the coast there. (But I haven’t been there, so I can’t verify this.) I also heard that their security gate is chintzy. However their prices are very reasonable and this is certainly a draw!

In no way was I not trying to divulge my name. In fact I would like it to be known that I am the Sales Director for Punta Playa Vistas. We have been very fortunate in that a couple of welovecostarica.com VIP members have in fact purchased at Punta Playa Vistas. I promote that people make educated decisions when buying and come visit the project. I would make it a point not to buy sight unseen. I am in no way trying to be “dishonest”, please feel free to call and we can talk further about it.
March 3, 2008 at 3:21 am #189563AlvaroMemberI visited Punta Playa Vistas last year with Lukas Kaliszewski and I was very impressed with the ocean view and the fantastic view of the Catalina Islands from this project. My first impression of the project is that the master plan and infrastructure are very good, but I was not impressed with the architectural renders of the condos, the main gate and the community pool. The project’s construction company is Design & Build from Villareal (no idea who they are), the engineering company is GCI from San Jose (Professionals), design was done by SUMMA Consultores from San Jose (very good!) and the developer is Desmond Coastal Properties (never heard of them before). In my opinion, the best thing about this project is the overall infrastructure. They have solid water wells with pumps and holding tanks, they have a sewage treatment plant with a residual water recycling system, the internal roads are asphalt, the building pads are solid and electricity is onsite (above ground though). Another positive aspect about this project is that it is a legally registered Condominium and not a “shared ownership” type deal which is very common in Costa Rica and also each lot is owned by a Limited Liability Corporation (LLC) which is beneficial at closing for tax purposes.
I am very picky with architecture quality and developer credibility and experience so I would not buy at this project, but I would recommend someone to check out this project due to its location, infrastructure and the project’s legal composition. Nearby they are developing a high quality project called Bella Colina, there is another project nearby of similar quality called Condor Heights, it is located very close to Reserva Conchal and the future Canyon Ranch is suposed to be developed close to this project. This area is still undeveloped compared to other areas so the equity might be stellar in the future.
Lukas, next time it would be better that you identify yourself as the Sales Coordinator for your project before promoting it. Scott is very strict with regards to cheap marketing and sales tactics on his website and will not hesitate to point it out. Hope sales are going well!!!
