    We currently have a beachfront property in Palo Seco and have been trying to get concession for about seven years. After about $5000 in attorney’s fees, we don’t seem to be any closer. We would like to sell this property, but feel it will be more valuable and desirable with the concession in place.

    First question, any idea how much value is added with the concession in place…10%, 20%?

    Second, can anyone point me in the direction of an attorney that can handle a concession request? Our current attorney is located in San Jose and we seem to be getting nickel and dimed to death. Every time she picks up the phone, I get billed $125…and whomever she’s calling doesn’t seem to be providing any value either.

    I would think that the value would increase by a substantial amount, because if the land is in the maritime zone and you need a concession to use it, and you have no concession or title, then what do you have to sell to a buyer?

    And the other question is “why would you ever agree to buy untitled beachfront property without a concession in place?”

    Your attorney has only charged you $714 per YEAR?

    Isn’t that cheap?

    I know quite a few attorneys here but I know NONE that would be willing to deal with this subject matter.

    Why?

    As you said yourself, you “have been trying to get concession for about seven years…”

    It still has not been resolved and you are obviously not happy about paying your attorney – what anyone could only describe as minimal – her legal fees.
