We plan on renting a home in Atenas in July. From this great forum we’ve learned to make the lease in USD so the rent can’t be changed for 3 years.
Question – Will the lessor require payment in USD at due date or will he accept payment in kind (Calones)at the exchange rate at due date?
Any help will be greatly appreciated!

If your rent is in USD he will expect USD unless you both agree (preferably in writing) that you will pay the colones equivalent
Try to keep it simple and arrange an automatic bank transfer into his account monthly. Try to keep personal visits to the bank to a minimum, it can eat up your time.

its my belief that any contract in Costa Rica that states an ammount in dollars can be paid in colones at the exchange rate of the day. I believe that there is a law that backs this up.
