When renting a house what is the typical way of payment, monthly payments or 12 months up front?
Does anybody know any lawyers in Puerto Jimenez that they would recommend for small transactions?

It’s normally monthly. At the beginning you would normally pay one month rent in advance plus one month’s security deposit.
I would not advise paying a year in advance unless you are 100% certain about the area, your existing neighbours, any future neighbours you might have during that period and of course a HUGE discount.
You should also request a discount if you are paying three months in advance..

Just recieved more info, no Spanish here so it takes a bit longer. 12 months upfront rent, if we decide to buy within 3 months the whole $12,000 goes on the pre-determined sale price.
You’ve negotiated an attractive deal BigB but if your Spanish is not fluent and you are not 100% comfortable with Costa Rican laws, PLEASE get your own attorney in Costa Rica to look it over before you agree to or sign anything ..
