I am seriously thinking of buying into the Vista Las Palmas condo development in Jaco – Does anyone have any experience of either this project, or Vista Del Mar, another project just completed by the same developers (Canadians through Fayette Properties of CR, and a Panamanian company called Vista Las Palmas Int. Dev. Corporation? I am going through due diligence period, so any knowledge, advice, thoughts or general abuse welcome.

June 22, 2007 at 1:41 pm #184702spriteMemberI do not know the place well and did not mean to give you any negative impression of Jaco. I have driven through it several times. Like Quepos, I do not feel entirely comfortable there but that just reflects my own preference for the peace, quiet and beauty of the mountains of the Central Valley (San Ramon). If Jaco suits you, that’s great. There seem to bel plenty of expats in the area if that is what you are seeking. Have you visited many other places in Costa Rica?

I have a love hate relationship with many places… Miami, New York, Jaco, Key West, Tamarindo… Wonderfull places to visit and/or live seasonally, after a few weeks we morph into them (Not always a good thing). In the Keys we call it “Keys Disease” you loose your shoes and start riding a bike up and down the highway while balancing a cardboard box on the handle bars (content unknown). Jaco is such a place…
Great if taken for 90 days at a time and don’t bring the kids…
July 7, 2007 at 11:16 am #184704John H.MemberWe bought a condo just outside of Jaco Beach, Playa Herradura, near the Los Suenos Marriott and Marina. There is a lot of building but the projects are all upscale. The location (at the edge of a rain forest, .5 miles from the beach, on the Coastline Highway) suited us because it was far enough away from the Jaco Beach ‘noise and glitter’ and yet close to most every thing.
The condo appreciated in value ~30% in eigth monts so we think we found the ‘sweet spot’.
Be aware of construction delays due to the utilities infrastucture not being able to keep up with booming construction. The power company (ICE)sometimes can take months just to connect the development to the power grid.

I’m very familiar with Vista Las Palmas & builder – I bought a VLP condo preconstruction & also one at Vista Azul. I’ve had nothing short of an excellent experience with VistaCR.com & the builder. Vista Las Palmas is very close to being sold-out (2 or 3 left out of 50). I assume you already made your decision but my investment has appreciated big time & when the project is complete it will go up even more. I have no intention of selling but it is a good feeling seeing the successful investment! Jaco has it’s issues but when you are on the VLP exclusive grounds all you will see is beautiful landscaping & a huge infinite pool that drops off into the ocean. The developer played a major part in getting the new beach cleaning machines that will sweep the beach on a daily basis. Not to mention, there will be 2 guards 24 / 7. You will forget you are in Jaco until you walk to your favorite restaurant on the main street… The chamber of commerce is alive & kicking in Jaco – five years from now a lot of the issues will disappear & property values will continue to rise. I THINK ITS A NO BRAINIER – YOU SHOULD BUY! Please let me know how you make-out? -
