I have a small 1 BR 1 BA caretaker home, rural hilltop area in a nice gated development along the coast (roughly 1/2way between Manuel Antonio and Jaco).
I am wondering what would be a reasonable rental value. Any ideas would be greatly appreciated!
Please say a little more about what this house is and how you want to rent it. If it’s “American-style” with hot water throughout, A/C, etc, that will make a difference. Is it furnished or not? Are you looking to rent it short term (a month or less at a time), or long term? Are utilities included or extra?
You might look among the rentals listed on the home page of this website for some hints, too.
Addendum: My inquiry is in regards to an “American-style” house, with hot water throughout, no A/C, appliances but no furniture, long term, utilities included. In a developed community. Thanks for any info!

Around here ( Tila) something like that is about $300 for a gringo and half that Tico to Tico.
Forget ” long term” if it’s a Tico. Long term means week to week until work runs out.
I’d offer it to a cop for $150 or so. You both benefit.
Since it is unfurnished, it won’t appeal to tourists and being only ‘a one bedroom caretakers cottage’ it may not be what an ex-pat wants, so $200 per month…? Of course, if you are not supplying A/C that may lessen the chances of renting it, if it is too hot, without it.
