I’m no attorney but I am assuming that this legal contract that both parties sign allows the client (buyer) to ask for their money back whether they have what you think is a “concrete reason” or not, and it would appear that the seller is the one that is legally obliged to honour the agreement and return the client’s money…
This is a Discussion Forum and not a court of law and if a buyer is legally entitled to ask for his money back and the seller does not want to do that then that is a “problem.”
Lastly, when it comes to “honouring” agreements, if you sat here every day with me and watched what has happened to hundreds of land buyers in Costa Rica, the word “honour” would probably disappear fairly quickly from your vocabulary.

They have been found to be:
Buying cars for local politicians –
Making very ‘strange’ arrangements for local water rights
Putting up buildings without permits
In his defense, Carlos Arroyo who is the General Manager of Mapache stated that: “En este momento hay 24 proyectos o 40 proyectos, ahí en el Coco y ninguno tiene permisos; no han pagado ni un solo cinco, ni un solo papel y ahí están en construcción; yo solo tengo cuatro.”
Which in brief means that there’s 24 or 40 projects going up in his area without permits and he’s only got four of them. Kind of like when we were kids – “Well everyone else is doing it Mom, why can’t I?”
I would be very careful buying here, there could be significant legal problems for this company and those complications could continue for many, many years.

It is taking an ENORMOUS amount of time, energy and yes – money too trying to ensure that these topics are discussed diplomatically and within the confines of Costa Rica laws which are very different from US laws.
We must remember that slander and defamation are criminal offences in Costa Rica and not civil offences which means that people can be locked up for saying things that are considered slanderous or defamatory in Costa Rica so please remember this if you see that a comment has been deleted and you aren’t sure ‘why’.
The definition of slander and defamation in Costa Rica is also much broader than it is in the USA. Perhaps one of the reasons the Ticos are so unconfrontational?
I am not be sure exactly ‘why’ either most of the time but the most powerful attorney firm in Costa Rica – is sure and since I have also been personally slandered and defamed publicly in this forum, we need to ensure that this does not happen to others.

Good Realtors tend to be so busy with sales that they understandably can not spend time on rentals.
What am I saying?
You’re really on your own here meaning that you would have to advertise, qualify potential renters and manage the property or maybe pay a friend/neighbour to do it for you but be sure to have a formal legal contract that spells out their responsibilities.
