Hi,I have reserved 2 lot’s in Costa Esterillos, and so far, have met a few people online who are doing the same in either this development or Costa Montana and now Costa Reserva. Those whom i have already met are exchanging information and trying to keep up on the progress of these developments. If you are looking into these developments or have already reserved a lot (s), and would like to be involved in our information sharing, just email me back directly in reply or post here if you like. I think we can only benefit each other with the information we are getting, whether negative or positive. So far a Costa Rican attorney has been recommended, and some of the other’s are going down to the sites to take pictures and report on progress of the infrastructures.

Let him think that you consider him an expert in ‘security’ even though you probably know more than he does…
Do NOT mention the names of the people involved (he probably knows anyway) but just so you have officially pointed out your concern of a potential problem.

Some people might say that you were overly generous but you are who you are and you’re not going to change now and, sounds like they would have tried to take advantage of you no matter what.
I was also taken advantage of when I first arrived here in Costa Rica, and it was a mistake that cost me an untold amount of money in lost business but I can’t blame the Ticos for that one because it was an American CPA & tax attorney living in Costa Rica that ripped me off and he actually said to a friend of mine that as a Jew he was proud of the fact that he took away business from me – a non-Jew, even though we were partners at the time… But thankfully I have many Jewish friends that do not think the same way as he does.
There are leeches of every kind in every country and we should certainly be aware of people that are just too helpful and, we should also always make sure that others understand our personal boundaries.
So how did this end? And please tell me that they do NOT have the keys to your home?

Having more than one person can certainly make negotiating the price difficult, I have a friend who I have been consulting with and he is trying to buy a large plot of land owned by seven family members and they have been fighting amongst themselves for over a year… But maybe your situation will be completely different and evry easy.
The ‘Folio Real’ number should be a 6 digit number follow by a dash and three digits like I.E= 000.000-000

AndrewKeymasterThe laws regarding immigration are unfortunately constantly changing and we would certainly recommend that you consult with a specialist Costa Rican immigration attorney to get the best information.
Unrfortunately there are few attorneys frequenting our forum but perhaps one of our VIP Members has been through this process recently and can help you.

I already saw the section you suggested! The reason I posted was put off by the whole -answer-my-questions-before-we-answer-yours format. All I’m looking for is someone I can call up when I get there to let things proceed from there.
I’m sure there’s a solid reasoning behind your method, but I must say that I would much prefer seeing a list of names with their qualifications, locations and contact info. It’s just a personal preference. So it goes.

Well sorry but that’s how this website is designed, nobody is going to be putting a listing of real estate agents here in this forum and if they do, it will be deleted by one of our ModeratorsWe’ve tried that before and had a number of very undesirable recommendations and the last thing I want is someone telling me they got ripped off by a broker or developer that was recommended to them by some ‘anonymous’ person in this discussion forum.
The reason we do it this way is that I value our VIP Members tremendously and also respect the time of our Preferred Real Estate Brokers and when someone is looking for a 2,500 square foot, three bedroom, ocean view home with a gourmet kitchen and an olympic swimming pool for under $100K – I politely tell them that it’s difficult to find within their budget and do not bother the agent.
If you don’t like it Shefeeney, by all means continue searching for ‘Costa Rica real estate’ in Google and perhaps you’ll find what you are looking for on one of the 2.3 million pages that are out there and one of the thousands of people who call themselves ‘Realtors’ (but aren’t actually allowed to call themselves that) will be thrilled to hear from you.

AndrewKeymasterIn my experience, the 10% sales commission might be applicable in very remote areas where the real estate agent would have to travel all day with his client to get there and back. Then I could understand 10% as being a just reward but not in Jaco!
I agree that a 10% sales commission for Jaco is not at all “realistic” and that your “friends” may not be that friendly!
The Jaco area is booming, the amount of new construction is incredible and there are plenty of brokers fighting for business and at the end of the day – it’s your property and you call the shots!
You want to pay 5% commission fine! That’s the agreement you sign and if you want to step it up for more attention, perhaps 7%?
And you need to make sure you understand EXACTLY what additional professional services this broker will perform for their additional percentage and GET IT ALL IN WRITING.

WeLoveCostaRica.comAndrewKeymasterIf this is land is located in one of the many projects that are being sold by high-pressure telemarketing boiler rooms with the promise that the project will be developed “one day” but you still only have a fancy entrance with nothing behind it, then professional real estate agents probably won’t touch it.
We do have a Help-U-Sell section on this site where owners can sell their own properties for a very affordable fee but we have turned down most of these kinds of properties.
We have declined to feature them because although these sellers can prove they are the owners of a Costa Rican corporation, many of them have been unable to prove they are the legal owners of the land that the corporation is supposed to own and one of the ways we help protect our VIP Members is by doing a basic title search before we feature the property for sale in that section.
This does of course depend on the particular project.
