    I visited an agricultural fair in Zarcero a few years ago and it was a bloody cold day! Love the area but it can get quite chilly up there…

    90% of the Americans I speak with tell me they would like air conditioning even in the Central Valley where one would very rarely need it.

    So if 90% of them ask for it then the people building/selling their properties will include what the majority are asking for… You “demand” and they “supply.”

    The penthouse apartment that I am renting now, is the first home that I have lived in that has had A/C and in the last two years, I have used it for a total of about 30 hours and 90% of that time was when I had singing lessons 🙂

    Sorry to say this but I would be very surprised if CONCASA will have any apartments available in Jaco by February 2007 and would also not be surprised if they increase their prices again before that time.

    If you do decided to visit Costa Rica before then, fly into San Jose and they’ll arrange to have someone pick you up and take you to see their project here where they have finished eight (I think) buildings so that you get a clear idea of the type of apartments that they will be building in Jaco.

    PS. CONCASA makes buying the apartments quite easy… Reserve the aprtment with US$1,000 then when you sign the agreement (within a month normally), they would require 30% down however, you can spread this 30% downpayment out over 12 monthly payments. The balance would be due upon delivery.

    The weather in Atenas is lovely like many areas in Costa Rica and will depend on your altitude but, please help me!

    I have heard this quotation so many times (about National Geographic saying it’s the best weather in the world) but nobody has ever been able to show it to me, do you have it? Can you show me where I can read it?

    Unfortunately Jill, I could spend 24 hours per day researching companies that are “not on the up and up”.

    As you know this is a free website and yes! I have spent YEARS writing articles and books to help “educate and protect” our VIP Members, it really doesn’t “pay” to continue spending so much time doing that…

    I had the same problem with investment scams… We warned about this in my first book but thousands of people including dozens that I know personally still lost HUNDREDS of MILLIONS of dollars.

    At the end of the day, Costa Rica real estate buyers will find more detailed information on my site that will help educate and protect them (now over 1,000 articles) than any other in the world.

    You can teach a child that if he plays with matches he’ll get burned, but if he still insists on playing with matches after that – there is little we can do…

    Thank you for bringing this to my attention and I will try to look into it more…

    You have to invest a LOT of money in real estate if that’s the route you are taking to try and establish residency.

    Getting your residency as a ‘pensionado’ is a lot simpler.

    The ARCR offers a variety of services to their members and I think they also have their own real estate sales brokerage firm.

    I don’t think they have “their” health plans, I believe they offer group insurance from the Costa Rican insurance monopoly INS.

    Maybe some of our other VIP Members can verify that for you?

    As always, do your homework before you do business with anybody.

    It’s actually quite an amusing article, I love the part where Mr. Chilton states that “I do not really care much what Mr. Scott Oliver says or thinks.”

    This is somewhat difficult to believe after reading the T-W-E-N-T-Y N-I-N-E pages of personally insulting and abusive comments about one buyer’s (unsolicited) article (a VIP Member of this site) who has purchased two condos in a competing development, about me, insinuations of wrong doings on behalf of one major developer and blatantly slanderous accusations against another major developer.

    Mr. Chilton would be wise to remember that slander is a criminal offence in Costa Rica and not a civil one and, the two substantial developers he is writing about were aware of his article before I was.

    I believe that in trying to differentiate his real estate product, Mr. Chilton could have done so in much less space, been more effective and not turned his audience off in the process.

    But at the end of the day, his article says more about his explosive personality and this is already damaging his sales. I know this because people that he has sent ‘explosive’ emails to have in turn emailed them to me.

    Mr. Chilton has learned a lot about real estate in Costa Rica for someone who’s never actually built anything here before.

    All his ‘projections’ are just that – ‘projections’ and if he is wrong with any of his estimates, or if construction costs are more than he anticipates, which happens frequently with experienced developers never mind first timers, then his entire concept of “quality living with cash flow” or a “healthy investment return” will disappear.

    I wish he and his investors success, I think there is room for his product however, from a marketing perspective, tearing down another’s product does not enhance one’s own.

    I don’t think it is that high.

    I arrived in Costa Rica with 48 boxes of belongings and if I remember rightly paid about $450 in taxes. That’s nothing.

    As long as your goods are for personal use and not for resale, the taxes are rarely excessive
