    Strangely enough, I received another email the day before yesterday asking about this company…

    This person stated that “I just spoke to a rep yesterday from 1st Wave Realty. (Headquartered in the Boston suburb of Needham, Massachusetts) He has never been to Costa Rica and is selling real estate. He said they are a new company. I was suspicious. do you know anything about this company?”

    1. I know nothing about this company and probably don’t want to …

    2. May I politely suggest that the best companies to do business with for Costa Rica land and real estate are companies based in Costa Rica with proven experience in developing land in Costa Rica. Needham, Massachusetts is not known as the place to find the best Costa Rica real estate professionals.

    3. I would also suggest that the most knowledgeable sales professionals would be sales people that have actually stepped foot in Costa Rica and in the email sent to one of our VIP Members, this same sales person continually spells the name of the Guanacaste province incorrectly – GUANACOSTE – the correct way to spell it is GUANACASTE.

    This sales person may be one of the people who think Costa Rica is an island, you know, just like ‘Puerta Rica.’

    4. To translate from English into English the phrase “preconstruction home sites” means that they have a plot of land and probably nothing more.

    An off the shelf corporation may be available immediately.

    But, if your “stateside friends” are sending serious money down to Costa Rica, it would best to have those people appointed as the executive officers of that corporation which can take some time.

    After that has been done, before wiring money, that corporation must open a corporate bank account and the executive officers will have to supply not insignificant documentation about themselves and prove the source of funds and they may be required to physically be here to do that…

    Depending on the bank, they will probably also have to prove in writing what that money is being sent for, meaning they will probably be asked to show the contract to buy the land.

    Total time? I would think 6-8 weeks.

    Five years ago, I wrote a book called ‘Costa Rica’s Guide To Making Money Offshore’ which you can see at and as a Wall Street trained international investment advisor for the past 20+ years, I was accustomed to (please note past tense) working with a few of the most knowledgeable US tax experts for international affairs and for the most part, US citizens can not invest offshore any more.

    There are a few international newsletters that ‘sell’ the idea that US citizens can invest offshore and achieve ‘financial privacy’ and have access to funds that they don’t have access to in the US but, it’s only true “if” you have a LOT of money to invest and significant monies to structure your affairs.

    Out of the nearly 1,000 offshore investment funds my clients have access to.., guess how many of those funds will do business with US citizens?

    Zero! None of them! Not one!

    So much for freedom…

    It depends on the type of property and the location

    I met with friends of mine this morning who have proven experience in real estate development in the Central Valley, I have been consulting with them about their current project and their new project that they are about to start at the beach on the Central Pacific.

    They have purchased the land but have not yet dug a hole and last week their sales people (who I assure you are very low key) telephoned their clients that have purchased their apartments to see if they would have an interest in their project at the beach.

    What was the result?

    In two days – they sold 20 of their new beach apartment homes and again, they have yet to put a spade in the ground.

    I will be writing more about this in a few weeks..

    Greetings,
    I have property near there and drive the road 1-2 times a year. Supposedly it’s been approved for paving, and I saw places last summer where they were grading to route it around villages instead of through them. However, the brutal rains last fall caused real damage right along there, so who knows how long the fix will really be. Don’t hold your breath. I find in the dry season the road to be fixed up, potholes filled, and can make the journey in just under an hour. Rainy season, it’s got pond sized potholes full of water – you never know how deep the puddles are and are forced to go slow – about 2 hours. I think the whole length of that road is only about 25 miles long.

    Four Seasons and Los Suenos are probably have THE most expensive real estate for sale inside Costa Rica. Good luck!

    Yes! There is such a thing and yes! You can bring your own it “if” you follow the rules. For a carry permit you will need to have full legal residency in Costa Rica.

    You’re asking enough questions to literally fill a book but the bottom line is you are getting advice from an attorney and you would probably be best listening to your attorney …

    The relaxed form in which Costa Rica has approached immigration matters WILL CHANGE and it will probably change for US citizens first because the USA is working hard behind the scenes to try and find out EXACTLY what you are doing here… So plan accordingly.

    In my opinion, as a US citizen married to a Tica, it would be VERY, VERY useful for you to also have Costa Rican citizenship so why not take steps to arrange that now …
