If a company does not wish to give you basic information about the product that they are trying to sell you then I would suggest that you made a very sensible decision in passing on that “deal.”

There is plenty of land for sale in Costa Rica and there will always be another “opportunity.” Take your time and do your homework and oh! Buy my book too.. 🙂

    Not that I know of….

I do not keep up to date with the “possible changes” in the terms & conditions of residency and how they may be changing but my friend and attorney Roger Petersen, the author of The Legal Guide To Costa Rica has promised me a written update by the end of March on the residency situation for you all.

I will feature in in the newsletter as soon as it’s ready.

One little point on “possible changes” in Costa Rica – Sometimes those changes never happen, sometimes they do and sometimes when they do change, it’s not in the way that we had all thought. I have thankfully learned to just wait and see because worrying about them does you no good whatsoever. It makes life a lot more releaxed and laid back …

There has been no official announcement yet, since the voting between Otton Solis and Oscar Arias has been so incredibly close – they are doing a recount by hand and we should have the results in another week.

Hmmm! Sounds like a load of ‘basura’ to me ….

    1. What “leftists” are you referring to exactly?
    2. What exactly made the news?
    3. What sort of “potential uprising?”
    4. Where is your “co-worker”?

$80 per sq foot for GOOD quality construction in that area would not be unusual – Transportation costs for all those construction materials can add a pretty significant amount to the bottom line.

I do NOT know the specific area that you are referring to and the views may indeed be “superb” but at $18 per sq meter for 7,500M2, the land is NOT cheap compared to many areas but having said that, if he is planning on monitoring all construction for you – that’s worth a LOT of money.

If as you say the “Price would include water and electric to the property line, soil and perc tests, as well as my friend acting as an on site quality control supervisor…” I would suggest that you get everything in writing as part of your contract.

Sounds like a lovely idea Jasman but, I’m not sure what the definition of ‘weirdo’ is – You and I may fall into that category 🙂

How do you anticipate screening people?

But seriously, there is a surprising amount of world-class entertainment here in this little country.

Madam Butterfly was spectacular a few months ago, we’re off to see Puccini’s La Boheme in ten days and for those of you that like Richard Clayderman – He’s playing tomorrow night at the Hotel San José Palacio at 8pm

I would suggest that at the beach, more than in and around the Central Valley area that the Americans tend to live a little closer together.

In my opinion there seems to less of a sense of “community” there. You tend to have the gringos (and other extranjeros) living in the various gated communites near the beach and outside the gates, you have the Costa Rican families. Would love to hear more feedback from people at the beach on this point….

Maybe it’s just me but I don’t quite see the sense of living in a different country – Costa Rica – unless you are going to make a real effort and become a small part of a Costa Rican community within that country …

I believe that Dr. Kim is the doctor you are referring to who has an impeccable reputation. I am not however, familiar with his residency status.

We would encourage you to NOT assume that the laws are “loose” in Costa Rica, an American chiropractor practising here got into some very serious legal problems because he thought the laws were “loose.”

A local Costa Rican chiropractor began to lose clients to the gringo chiropractor and he looked into whether he was legal and he wasn’t.

End of story – The Gringo chiropractor’s business was ‘terminated’ and he lost about $50K that he had put into it…. Please don’t let that happen to you..

I would recommend you approach the residency laws here with a great deal of respect. If you are found working here in whatever capacity without the correct documentation, you could face serious problems.

Think of how easy it would be for a Costa Rican accupuncturist to simply get on a plane and move to the US and start practising there… Not easy right? In fact its probably not possible at all…

And, how would you feel if a Costa Rican started practising down the road from your office in the US with no permits, no correct legal status and your customers starting going to him?

This thread is about real estate nightmares and the ways in which we – the people already living here – can help others who hope to live here in the future avoid those problems.

Let’s try and stick to discussing the real estate problems and offering solutions.

    Question:

Can any of you that have purchased land in any of the Paragon projects prove in writing to us that you are indeed the legal owner of that land? That you have full legal title to it?

All you would need to do would be to email me in private (at admin@welovecostarica.com) the ‘folio real’ number (the official property registration number) number and I can look it up online with the Costa Rica National Registry.

Because if you can’t find it in the Registro Nacional – as far as Costa Rican law is concerned – you ain’t the owner!

The day/evening temperatures you are looking for can be found in many different places in Costa Rica…

You can practically choose your own weather in Costa Rica (except snow) simply by looking in areas with a specific elevation and with 112 (I think) volcanos across the country, there’s a few elevated areas.
