I believe that there are seven “no income tax” states which are obviously attracting high income earners out of the high income tax states.

AndrewKeymasterHere’s the response I received from our Costa Rica Tax Expert Randall Zamora:
“The Luxury House tax must be filed using the ATV system, there is no option to print the return, once filed it can be paid online or print the form and go with the bank, but it has to be the form printed from ATV.
The Tax Administration issued an authorization for the banks to take printed forms but it may have expired by now. On other hand, the late filing fee must be filed and paid separately and the same day the tax is paid, some interest for late payment will also apply over the tax liability.

PS. You should double-check with Randall to confirm but I ‘think’ he normally charges $250 for filing luxury property taxes for his clients.

2. “My Realtor didn’t tell me anything about this tax form!” Will probably not be an excuse that will get you very far when you fail to pay the taxes that you are due to pay.
It is your obligation alone to make sure that you report and pay whatever confiscatory taxes you are unfortunately liable for.
IMHO your Realtor probably should indeed make you aware of this sort of thing but I don’t know any of them who do …

Perhaps you are just another jealous, copycat competitor who has copied my website and my business model?
I have certainly bought and sold my own personal (less than 10) properties in Costa Rica but have always said that I have never personally sold real estate as a ‘Realtor’ and I have not.
I don’t now and have no absolutely plans of selling real estate as a broker or Realtor in the future.
Having said that, with 5,000+ articles on my [b]free[/b] website, a lot of real estate is bought and sold because they have seen it on WeLoveCostaRica.com

Over the past 19 months, on average it has cost $1,760 per month to maintain this fairly large website so to cover those costs, as you can see in the FSBO section, people pay to advertise their properties and if they buy a property through one of our reference checked Recommended Realtors or qualified developers, the Realtor will pay me for “[i]Servicios de publicidad en medios electronicos[/i].” (Online electronic media publicity services)
I do have a few other sources of income but that’s my business, not yours.
