Great feedback – thank you BillNew.

I believe that there are seven “no income tax” states which are obviously attracting high income earners out of the high income tax states.

Another recent article that might be of interest to you is this one about people and companies moving from California to another “no state income tax” state – Texas:

The Exodus Of People Moving Away From California Is Becoming An Avalanche

“But now the California Dream has become a nightmare. Californians are being taxed to death, traffic in the major cities is absolutely horrific, violent crime and gang activity are on the rise, millions of illegal immigrants are putting an incredible strain on social support systems, and the ultra-liberal government in Sacramento seems to have gone completely insane. In addition, the state faces constant threats from earthquakes, wildfires, droughts and mudslides, so it is quite understandable why so many people feel motivated to leave and never come back.”

For Terms please insert: Driving to Costa Rica

And you’ll find some information that might help.

I would suggest that it’s not the ‘cost’ that should be your biggest concern, but your safety.

We have an entire Department called Laws, Lawyers and Taxes where you will find a few recommended attorneys.

No other attorneys will be recommended on my site… And no! It’s not because they pay me because they do NOT. I know them well and I KNOW they are trustworthy and yes! They speak perfect English.

I would suggest you speak to Attorney José Rafael Fernández and or Attorney Roger Petersen.

Here’s the response I received from our Costa Rica Tax Expert Randall Zamora:

“The Luxury House tax must be filed using the ATV system, there is no option to print the return, once filed it can be paid online or print the form and go with the bank, but it has to be the form printed from ATV.

The Tax Administration issued an authorization for the banks to take printed forms but it may have expired by now. On other hand, the late filing fee must be filed and paid separately and the same day the tax is paid, some interest for late payment will also apply over the tax liability.

PS. You should double-check with Randall to confirm but I ‘think’ he normally charges $250 for filing luxury property taxes for his clients.

You will need to understand Spanish as this is 100% Spanish website and they now charge for certain information so you may have to subscribe and then pay (it’s a a pitifully small amount) to access the data you want.

If you are considering residency in Costa Rica, if I were you, I would ask our Residency Expert Laura Gutierrez to look into it for you.

The Registro Nacional website will have a ‘value’ allotted to your property’s folio real but this is often totally meaningless for market value.

    1. I’m guessing that they would probably not want any more of their personal financial matters revealed publicly.

    2. “My Realtor didn’t tell me anything about this tax form!” Will probably not be an excuse that will get you very far when you fail to pay the taxes that you are due to pay.

It is your obligation alone to make sure that you report and pay whatever confiscatory taxes you are unfortunately liable for.

IMHO your Realtor probably should indeed make you aware of this sort of thing but I don’t know any of them who do …

    Best wishes

Few people would waste their valuable time explaining themselves and their private business to ‘anonymous’ people like you davidd who have never divulged who they are and what they do…

Perhaps you are just another jealous, copycat competitor who has copied my website and my business model?

I have certainly bought and sold my own personal (less than 10) properties in Costa Rica but have always said that I have never personally sold real estate as a ‘Realtor’ and I have not.

I don’t now and have no absolutely plans of selling real estate as a broker or Realtor in the future.

Having said that, with 5,000+ articles on my free website, a lot of real estate is bought and sold because they have seen it on WeLoveCostaRica.com

Did you happen to notice that my website WeLoveCostaRica.com is free for you to use?

Over the past 19 months, on average it has cost $1,760 per month to maintain this fairly large website so to cover those costs, as you can see in the FSBO section, people pay to advertise their properties and if they buy a property through one of our reference checked Recommended Realtors or qualified developers, the Realtor will pay me for “Servicios de publicidad en medios electronicos.” (Online electronic media publicity services)

I do have a few other sources of income but that’s my business, not yours.
Are you using a shipper in Costa Rica? We recently had a 40 foot container with our goods shipped here. We used the services of someone here, and our customs duties were included in his price. Our container arrived in Limon and was sent to the customs warehouse in Alajuela.
If you have had a good experience with this shipper, would you please include the details here? Name of the company? Person? Email? Website address and perhaps their telephone address?
