    Are you saying That if Mel Gibson put up his $25 million dollar lot he would lose money? or like in Florida , if i bought a $1 million dollar condo it is now woth less? Here in Wisconsin people are building houses and when they finish they appraise for less that they spent?

    Since I am a US citizen you suggest is to open an account from a reputable business here in the USA and just wire money up? Open an account at everbank .com and wire the money to the bank to buy gold. It is FDIC insured

    Another problem you are going to run in to is finding a lawyer. Most Lawyers are civil attorneys. Want to avoid lawyers all together put in your contractn that any dispute will be settled by an arbitrator. The process is quick and fair. Civil lawyers will want you to just settle because they will tell you the courts are so backed up. You need to hire a criminal attorney. The CR prosecutors are very aggressive when it comes to taking your money in CR and not returning it is a violation of the penal code. Wnat the name of an inexpensive criminal lawyer? Let me know when you get tired of no results

    Last March I had to deposit a performance bond with BNCR to get my Setena permit. The bond was for $18K US and it could be in cash or a cd. I asked if the CD could be in EUROS they said yes. I think the interest rate was 4% for a 1 year cd plus the bank took 1/2% service charge. In one year the interest coupon rose to about $800 and the $18K in Euros rose to $21K this is almost a 18% return of course I rolled over my Euro CD for another year. I can put you in contact with the person at the bank if you want. I suggest that you save some silver and gold coin. Buy popular coins like the American Eagle these are easier to sell. http://www.everbank.com in the USA has accounts in different currencies and cd’s also that are FDIC insured. Keep in mind that real estate in Costa Rica is hot because of the drop in the US dollar. Any more questions fire away.

    Please talk to my architect who has done many projects. He got me a policy from INS in Quepos. He is very honest. You might want him to bid your house. Who is going to make sure your builder is going to pay tax at the end of each month or you are going to pay? When you get policy you list workers. So they know how much tax should be paid from builder. It is best for you to take control because builder will pay $500 and charge you $1000 for policy Mr McMurry must be mistaken because Leo paid $1800 for 23 houses for me but I may be mistaken. Leo Barrantes cell is 888 11211. He has 25 years experience. Please I have suggested him before to people on this site and some people knew him. Good Luck

    Sir I am shipping supplys and appliances to Costa Rica for my subdivision on the pacific coast. I have experimented with may different brands. Since the US is going digital in 2009 there are going to be many CRT tv’s available. Not let me ask you what type of signal are you going to use? I don’t believe that there are any CR stations that broadcast HD. If you are interested in HD movies stay away from Toshiba HD DVD players. They are giving up production and the standard left will be the Sony Blue Ray. Remember the bet players and the VHS battle , well VHS won. I think that http://www.circuitcity.com does an excellent wirte up on TV’s I am going to import some of the Samsung DLP sets. You must take a look at the quality of the picture and they are light for shipping 65 pounds for a 50 inch set. It is a rear projection only 13 inches deep so you can hang it on the wall. Consumer reports in this months issue has a write up on all tv’s. If you email me your needs, I will scan the issue to you.

    As a reputable developer, I find it benefiial to have my own sales people for any particular project. I hand pick people who will market my project in an honest manner. In addition I try to have my architect, lawyer and myself available at all times. That is where you are getting mixed up. We all work as a team with the potential customer. If an outside realtor sends us a referral they will get paid a commission but I will want my team to take over and answer your questions So you have found a development. That is great. Now is the busy season so find your self an honest lawyer you can get a hold of and an architect who can give you an unbiased opinion of the project. You are welcome to use mine or can shop around. They tend to get pretty busy now. Have you read Scott’s book or Peterson’s book. They both are a must read.

    I am doing due diligence on this Hectare. I look for properties where people have given up their properties here and returned to the states. Not because of CR but responsibilities back home. We are doing our due diligence. Maybe I will put an option in and list it in the fore sales by owner section. I would look for 10 buyers as she will take $100K for the lot. It is high and dry 4 mile out of Parrita. The same beach as my other project Bandera. It is a beautiful area. Will you build there? Do you think that real estate is slowing down in CR or not?

    I really appreciate your reply. Upon my return to CR maybe we could get together as I am working on a 23 house project near Bandera. I will be the first gated guarded subdivision in the area. I am woundering if we have met? Do you have a site? Roger Peterson has an article here, I think I will ask him about Article 292 of the code. I have got my eye on just over a hectare about 4 miles out of Parrita and 5 minutes from the beach. You commented on a gentlemen call bright and he wanted to get around using an architect, Big Mistake. Many builders as you know are not familiar with the seismic activity here. I hear there were many hotels built North of Jaco with shortcuts. My architect says the area is due for a big quake and we unfortunately may see buildings come down. People don’t realize what a concrete block dropped 3 feet on a baby would do. Listen I have my eye on this hectare. Any suggestions on how to raise funds for a project?

    Sir Where I think that Sprite is getting confused about Setena. Setena gets invloved if you ar building over 300 meters. If you build under 300 meters you need no lenghty Setena permit. While we were waiting for our Setena permit I asked why can’t we build our two models with regular building permits. We explained what we were doing to the Municipality of Parrita and they agreed and were issued 2 permits while waiting for Setena approval. Two more Setena insights. I thought the permit was good for 1 year no it is good for 2 years and #2 Setena’s bond has to be deposited before you start Setena work. CR Homebuilder thanks for your response to a group development. Do you have a website?

    You know Leo then. Call hi and ask him. You have to pay the workers comp. BUT the contractor pays his workers and is suppose to withhold tax and submit it monthly to the Government. If the contractor doesn’t do it the Gov comes after you. Who is keeping an eye on the contractor? and his workers? Does Leo know the contractor?
