You explain it very well David. I have had my partner check out some of the fantastic deals they offer and found out that they do not own most of the property they offer, that’s ok. They are also offering to sell shares in a property investment venture. I am trying to do the same, however this is Scott’s site. So why haven’t you looked at some of Scott’s deals. One of his advertiser’s are offering some nice lots at $5 a square meter. That is a super deal and the area is nice. I wouldn’t be surprised if they havn’t sold out by now. Do you have an update Scott. In Scott’s Real Estate kit for $99.00 he shows you where to look and it includes his book. You must have Peterson’s Legal book also. I have ordered 3 sets so far and am going to order another for my partner. So start here. I wouldn’t be surprised if there is property next door to the $5 deal that are charging $15.00.

I have gone to several banks to do wires. If you have an account Chase Bank is the cheapest $20 and the wire gets there the same day. I have gone to a private Bank and they ask too many questions like what is the money for.
I just went to a new Bank
Guaranty Bank They want $40. The Swift number and the ABA Number is the same or you don’t need a ABA Number. If they insist on an IBAN use the Swift. Here is a partial copy of a wire I just sent out.
    MY BANK ACCOUNT IS

LEONARDO BARRXXXXX XXXDEZ ( TWO LAST NAMES)

    ID- CEDULA 1-0463-XXXX

    BANCO NACIONAL DE COSTA RICA

    DOLLAR SAVING ACCOUNT # 200-02-036-XXXXXX-3

    SWIFT BNCRCRSJ
Sometime they will want the address of the recipient. Just make one up if you don’t have it ALWAYS use the Cedula of the person or Corp.
Always indicate US Dollar account The city for the Bank is San Jose, The state is San Jose(province) the telephone number of the person is helpful. Oh on $5K the Bank in CR took out $20

I think building permits in Parrita are a matter of public record.
We are putting in for 2 building permits for 2 model homes and within 2 more weeks we should have the papers to apply for 23 more. If we have time we will look in the public books.

Why can’t I get plans of houses like we have in the US? If I want to build different types of homes, I have to pay an architect $4K for each home. Seems like a ripoff.

David Have you ever used those prefabricated panels. My architech says the lightweight ones have to be used because of the soil and don’t any of these places offer plans? It seems like a ripoff that every house has to have a set of plans drawn up to the tune of $4k to the architech seems to be a ripoff.

All I can say is that unless you get major appliances for free, you cannot beat the system. Customs in San Jose is hell on earth. In addition there is no warranty. They have Maytag appliances. Pay dollars US get the best deal and they will deliver anywhere in the country and give you a full warranty. Life is too short. That is why you are moving there. Not for hassles. Currently there is a mattress sale at one of the better stores 50% off. Save your money take your necessities and move. Remember I learned the hard way twice.

There is no economical way. You are wasting your money. I have tried every different angle. You cannot beat the system. Customs there is hell on earth. Take what you can in suitcases. You are allowed 2 suitcases 50 lbs or less please a carryon. Load these up but don’t go under $600 per person. and extra box or suitcase is $100. I can give you the name of a cargo place. You may email me or call

Scott I met with a Manager at the National Bank on tuesday. They don’t like concession property. That doesn’t mean other banks won’t allow it Otherwise they are very interested in financing my project with a credit line after my plans are approved.

It appears that the trend in beach property has been up and up The Banks don’t like concession properties because it is hard to foreclose on them. Otherwise the Banks do not care about anything but your ability to repay. I say this for the National Bank. That is not to say you should still check around.
