I purchased property in the South a few years back and some of my property does fall within the 200M maritime zone. This piece is known as a concession, similar to leased land in North America. I have been told by my lawyer that if this piece of property was needed by the government let’s say to expand the Costanera, the government can buy it back from me at fair market value for their use. As far as I understood things this was not a new law.
awilson1333MemberI’ve driven this road many times and although it is a paved road, conditions are really dependent on the rainy season. A friend of mine who regularly goes from Dominical to San Isidro has told me there were many landslides this year as a result of the rain. I would ask in San Jose about the condition of the road as landslides should have been cleared by now.
Once you get into the mountains you will be on a single lane with lots of twists and turns and 40 km will be your average speed. You won’t save any time taking this route as opposed to the coastal highway and it’s not that difficult to get lost in San Jose (you have to pass through the city from the airport) but you will have some spectacular views.

I think the organization into various areas for folks moving into areas other than San Jose is a great idea. Another idea that I think would be beneficial is to allow members to submit ratings for service providers, shops, restaurants, builders, real estate brokers based on their own experience, that way people can read the ratings and decide for themselves. Not sure what it would take to set something like that up but it would create more of a self service environment on the web site and perhaps reduce duplicate posts / questions.

awilson1333MemberCan’t really speak to the clay tiles, however a friend of mine who owns a B&B on the Pacific coast chose to go with roof tiles that look like clay tiles but are made from recycled banana bags. Her concern was with durability as her property has many mango trees that drop their fruit from great heights and usually land on the roof with quite a thud. So far after 7 years there are no leaks or issues with quality and she is quite happy with how they are holding up.

I purchased property in San Martin (just south of Dominical) last year through Coldwell Banker and found my experience to be a very good one. I think it depends on the actual agent that you work with however I will say that you will more than likely have to take the initiative to follow up with them. I still to this day keep in touch with my agent and he has been very helpful in answering questions and continues to offer help in any way he can (he’s an American expat). I remember seeing the Ventana del Pacifico in their listings, although specifically I am not familiar with their projects. I had my title search completed by my lawyer in San Jose, who was recommended to me by Coldwell Banker. I have met with my lawyer on several occasions and continue to keep in touch with him via email, he is fully bilingual, belongs to a large firm and has at his disposal many lawyers with different areas of expertise. I have never been steered wrong by him and have grown to trust him. Maybe I got lucky, not sure. Let me know if I can help with any additional information.
awilson1333MemberI have a house on the south Pacific coast in San Martin, just south of Dominical. Not many tourists yet in this area. Not certain about high speed however it is close to San Isidro and my last visit they were laying fibre from San Isidro to the beach.

awilson1333MemberThe last time I was down I took a day trip to Cano Island which took off on the Sierpe River from Palma Sur/Palma Norte which is in the South near Osa. I saw and photographed many spheres while in Palma. Apparently this area has quite a few of the spheres.
awilson1333MemberI recently purchased in the South Pacific, just south of Dominical and used Coldwell Banker based in Dominical (I love the heat). Apart from Ticos selling their properties privately (usually just land), there are some real estate companies in San Isidro that are local. You may also want to check out the following website that has real estate links, however can’t guarantee there isn’t gringo involvement. I did look at the North end of the OSA and it is relatively undeveloped and any land that I looked at was very basic i.e. no infrastructure. I think there are still a few years before we see development really take off in the deep south.
