Adventure? Been there done that. Building in Costa Rica is not like building where ever you live. Everything is for sale in Costa Rica and building costs are high. Consider buying instead of building. Buying will be an adventure. Building wil be a nighmare.
I’d choose a few places to hang out first and rent until you get the feel for the area. The places you mention are extremely humid compared to the North Pacific coast.

Bill55MemberIf you’re importing a dog for (the dog’s) permanent residence you need to clear customs and pay the federal taxes. You can do this yourself or hire a broker. I hired a broker and everything went smooth. (At this time you can’t do this through Liberia)
If you’re not importing the dog, just bringing it for a visit you don’t need to pay the taxes, so you don’t need a broker or do the importation documents yourself.
Bill55MemberThat tax is the sales tax for the fee the Realtor charges. Your paying 10%, I’d let them pay their own sales tax.
What ever you do don’t use the Realtor’s listing contract regardless of who recommends them. Have your lawyer draw up the contract between you and Realtors in your favour.
I used the shotgun approach with an opening listing and blasted the listing info to a 100 CR people claiming to be Realtors. Six put my place on their websites. Better than nothing.
Better way to go than an exclusive listing because all the Realtors do to market property in CR is place your info on their websites.
If your place is dirt cheap you may want to consider listing on this WeLoveCostaRica. I had my place listed here and I did receive a few inquiries.
I’m advertising to Chineese buyers and getting an inquiry a day. You’ll probably have to chase down your own leads because in this market Realtors just don’t have what it takes to find buyers.

Bill55MemberForget the class action. This type of thing happens on every project in CR. Yes every project. Some will tell you about their adventures, others won’t, but it happens throughout the country.
Your best option is to file written complaints to the CR lawyers association about the lawyers involved that have treated you like crap. Nothing will happen to them but it will help you get things off your chest.
You can’t win against a developer or contractor in CR. What you’ve described is just how things work in Costa Rica.

Bill55MemberI’d forget the Realtor. Rent for a while and get the feel of things. If you’re living in that area for a while you’ll come across something you like. Everything is For Sale in CR, so there’s no hurry to buy.
Once you find what you like you can just use a good lawyer to handle the transaction for you.
Rent at first, you’ll be glad you did.

Bill55MemberI had to get Caja to renew my residency within the last few months. They asked for my pension income documents and calculated the Caja to be 6.3% of my monthly income from the pension document. This was at the Caja in Santa Cruz.
The Caja doctors in this area are out of date on most medical related topics. The good news is that there are private doctors who are authorized to do Caja work.
The general statement that CR doctors and Caja doctors are as good as USA doctors is just not true.
Bill55MemberMy dog loves these toads. We use “club soda” on a cloth and clean the dogs gums and tongue, then rinse with water. We do this a couple of times. Stops the foaming right away and in a few minutes the dog is back to normal.

foreigners are staying in our area for a long time.It probably depends on where you live in Costa Rica or
other countries. Where you live seems to determine your
length of stay in paradise. -
