    Prices for a custom made wood door including the frame go up to $ 800. Imported (Made in Germany) doors (Entrance door, metal, high security features) are available for around $ 1000.
    Depending on architecture and details you can off course spend $ 110 or more per sq.ft. on a house.

    I did not know you could change license plates through the post office…… However, I had to change my plates 1 year ago, for RITEVE, and I am definitely NOT willing to buy new ones again, such short time after paying 8000 Colones or something like that, plus 2 trips from Tilaran to Liberia/Registro. If they insist on new plates for EVERY single car, this would be almost 1 million cars, x $15 or $20 …. I think this would just be another way (after the new corp.taxes) to collect another bunch of money to feed government employees and useless policemen.

    Ticas are real artist when it gets to decorating cakes. Unfortunately in most cases the taste is not what the “picture” is promising.

    I built my own house in 1998 and it has cost me back then $ 37,5 per sq.ft. good US-quality but no “curls”. I did the design and construction management so no extra costs there. Today it would be around $ 85 per sq.ft (incl. design and management).

    At BNCR this is only free of charge if the check amount is less than $ 1000.– plus it takes 4 + weeks to clear (at least in Tilaran)

    My sister visited the Orosi valley 10 years ago and she loved it. Myself I never made it that way. I love the Lake Arenal area, the views, the climate. Nevertheless, if it is possible to build a decent US-Quality home in Orisi for 30 $ per sq.ft. I should probably move there.

    In the Lake Arenal area prices have dropped as well, mostly on property owned by foreigners. Ticos are pretty firm on their high prices due to high cost of living. They prefer to use the land for their crops instead of giving it away.
    Many potential buyers are expecting prices to be like 15 years ago, well this is a dream. Right now a good deal would be lake view property in the 1+ acre range for under $ 10 per meter.

    Not all of the appeals are to the tax payers advantage. Right now, if a S.A. is inactive, property can be transferred without paying transfer tax, even if it is a regular sale and the S.A. will not be dissolved. One of the motions/appeals is that the property transfer is only tax-free if the S.A. will be dissolved which generates attorneys fees and registry taxes ($ 150 + $ 50 more or less).
    So, if one wants to get rid of the S.A. better transfer the property now tax free (to other S.A. or personal name) and then let the “empty” corporation sit for 3 years without paying any taxes, after this period the registry will dissolve it.
    I am pretty sure that the motions / appeals will not eliminate the new tax / law, just make a few changes.:?

    The bank page asks you every once in a while to renew your password. When this happens you put in your old password, and then it asks you for your new password and to confirm it again.

    When you forget your password, you click on “change password” but from what I know (has been years since I did that)you had to put in all your information again, debit card number, security code, secret number etc……….. so maybe the error is somewhere there.

    Question, If you sign in the regular way (your Id. first) can you still use your old password ? If so, just keep using it until you are asked to change it.

    Restaurante BRISAS DEL LAGO in San Luis, 3 miles north of Tilaran on the way to Nuevo Tronadora. Excellent food, large menue, very reasonable prices. 😀

    Concrete roof combined with metal structure will crack due to metal expansion and contraction (temperature changes). There are roof sealers available but it has to be painted every year. Concrete roofs are great for security reason, but you should put some other roof material on top to prevent leaks (good quality clay tile, metal, vinyl……) Some homes have a “fake” flat roof, which means the exterior walls are built higher and hiding the gutters and the roof (no overhang). Looks like “southwest” style architecture.

    In many cases, if the job is done poorly, the wind is the problem, squeezing the water through the overlaps, even when the roof is steep. Make sure your contractor is doing a good job and guarantees for his work.
